I posted the first installment on this topic a few weeks ago. Since then, I've read and responded to probably a dozen folks who have been cussed at, hassled, bothered, wheedled, insulted, and had their time wasted talking to unqualified, entitled, lazy, and otherwise uncooperative applicants and/or current tenants.
Why do people allow/do this?
Does the title land lord = glutton for punishment? Did the Land lording 101 class I never bothered to take insisted that land lords must enjoy being abused/misused?
There is no LAW that says you MUST take phone calls or respond to voice mails. Period.
Take back control of your time and sanity. Adopt an "all calls go to voicemail" policy and set normal business hours in your business today! I've been doing this for over 4 years, even before I started sending canned email/text response to all communication. My phone goes off at 7 PM, comes back on at 7 AM. There's a voice mail that tells tenants whom to contact for an emergency. Fire? Call 9-1-1. Break in? Call 9-1-1. Water or gas leak? Call utility company and/or shut off the main water valve in your home. Everything else? Leave a message.
Guess what has happened? Never had an issue that couldn't wait until tomorrow. Never. Not even once. The ones that didn't need/merit a response were deleted. No one from the Gub'mint came to arrest me. No one from "Better Land lords and PMs" came to take away my non-existent "Land lord of the Year" trophy and plaque. (grins)
Okay, I tease a bit to drive home a point.
Seriously, give it a try for 30 days. 1 month just to try it out. Then if you miss being cussed out, lectured, and having your time wasted and sleep disturbed, by all means go back to doing it the old way. --173.20.xxx.xxx |

Once you have X number of voice mails, do you then call them back and have a phone (screening) conversation with them?
Or do you require they fill out an online application before they get the privilege of talking to 'the Man' in charge here?

Roy, google voice converts voicemail message to text or email. One can then respond with a canned response copy and paste via email or text. Less time, Less hoops and the instructions are all written lest anyone forget and would otherwise call again. --72.172.xxx.xx |

I'm with you, Sid. When I'm advertising a vacancy, the phone on the ad goes straight to voicemail. Better yet, I'm using a tip from another poster so those click-responses from Zillow etc. get an auto-response email with info on the next open house.
