Charlie, $73,000 @ 5% per year interest only is 73,000 X .05 which equals 3,650. Divided by 365 days in a year equals $10 a day. That would roughly be a $304 payment per month. If the payment per month was made with your math, it would be $34 a month for $73,000 loan. The bank would have a line out the door longer than a Trump rally. You're missing a 0. Must be the math in Derry. --74.37.xx.xx

We all basically agree that the simple interest on that loan would be $610-$620 based on 61 days of interest.

The issue is that you haven't really told us anything about the loan. It likely isn't a "simple interest" loan that can be calculated that way.

Or, sure, the bank could just be screwing this up. But it could also be something in the loan agreement. When you pay a mortgage payment, for example, it is interest-heavy at the start -- this could have some weird affect on what you'd owe for just 61 days.

Also, if that is happening, it is also possible that they are only calculating based on MONTHLY payments. So, going 61 days might mean you owe 3 months worth of interest. 90 days worth would be $900. Which sounds a lot closer to what the bank is saying.

I just wonder if there is "no prepayment penalty", but it is still based on MONTHLY payments, not DAILY.

I suppose if you want to pay off the loan you'll have to pay their number... today it will be different than tomorr. I remember learning interest in 9th grade high school. Had an old lady teacher Mrs. Redman. She loved this sorta math. It was cleaver? Or tricky? Either was she presented the information in a way that i found interesting. Years later her son bought a house from me, he still lives there... i didn't do anything cleaver or trickey with the math but i was reminded of how it could have been. Simply interest vs compound. I woukd image if Mrs.Redman was alive she would be able to tell you why both you and the bank are right and wrong. And in the end you borrowed on terms the presented in a way that was favorable to them but you just didn't know it.
