State Specific Question About: MASSACHUSETTS (MA)

Good afternoon everyone, I am just curious after reading a post for Washer/Dryer... I do not provide them to my tenant, but if a tenant decided to bring their own, can I deny it? Is that legal? I was trying to read the MA laws and regulation and didn't find anything about it.

Another question: have any of you installed a sub-meter for the water? I asked to my City Hall and they said I can do it with a licensed Plumber, and I will be responsible to charge the tenant accordingly. Just wanted to know about your experiences with this.

You do not have to allow a tenant to bring their own washers/ dryers. We only allow electric dryers as the tenant will install and uninstall a gas dryer with out capping the pipe. I am sure you have heard about Andover gas explosions, not for the same reason but we avoid tenants dealing with gas. We are moving away from the whole washer dryer thing. Too many headaches with them having access to the basement and moving machines in and out. One of my current tenants wants laundry but they added an unauthorized person so No laundry. Also they have to make sure the current plug is to code on the dryer. --108.20.xxx.xxx

LodZen, in MA several years ago it finally became legal in MA for a LL to charge a tenant for their water use. In order to comply with he law each unit has to be separately metered, all faucets & showers have to be equipped with water saver flow devices and it must be stated in the rental agreement. In most cases for a multi family it's not practical to do it as the cost to repipe the property would far exceed the benefit of charging the tenant for their actual use.

If you don't want washer or dryer just completely remove hookups and plugs for dryers.otherwise tenant will just move their own in.If you provide them, they will likely be stolen. You will hear tenant say " it broke and I got rid of it for you". --23.121.xx.xxx

I recently started offering washers and dryers as additional add on items in units that have separate hook ups. I buy good condition used sets on Craigslist for around $200 per set and rent them for an additional $25 or $30 per month. It’s cheap enough that tenants take me up on the offer, and at most, it’s all profit after 8 months. --24.147.xx.xxx

The good applicants (and Momma!) want a washer/dryer. Without it they walk and you’re left with the leftover applicants.

We ADD laundry hooks wherever possible.

Helps us get premium rents and $50/mo extra if we supply the machines. $250 for a decent used pair, delivered and installed.

Maybe add a submeter on the washer line.

Maybe charge an extra $10-20 for water usage. The intergoogs says washers use 30-45 gallons per load, about the same as a shower and less than a bath, so call your water util and ask how much that costs.

In my apartment complex's I provide a Coin Operated Washer and Dryer, in very good condition. Some of my tenants have purchased portable machines and hooked them up in their rental to avoid paying the charges. Some tenants, using a portable washing machine, have forgotten to clear the disposal and when the washer drained, it flooded that unit and went through the floor/ceiling of the low unit, costing me around $5,000 in repairs.

So from that point on, this was back in 1998, if I find my tenant has brought in their own washer/dryer into an apartment where the lease states they can't have them, and they don't have renters insurance covering damage cause from a water leak, THEN i give them a 5 day notice to cure the violation (get rid of the washer and dryer). If they refuse, I will evict! And have done so several times.

Once in court I took my bottle of water and pored it on the plaintiffs table. You know, like 8 oz's. The judge had a kitten. I told him what if that was 40 gallons that caused $5,000 in damage? Then what would you do? Put me in Jail? Make me pay for it? Sure you would -- I'm doing the same thing. The judge agreed and made me clean up my mess. I agree, stay away from getting the government involved in your life.

I provide washer and dryer hookups and in some (since they are on well and septic) I provide the washer and dryer. High Efficiency so they don't use as much water. I have the rent high enough to cover the cost of the appliance and the use. I have even fit it into a closet with the stacking units. It certainly makes the tenant happy to have their own laundry.

If you do not want to have a laundry in the unit, remove any hookups. That is the best way to discourage it. Put something else there. Then when you are asked you just say there is not hookup or room. Be sure to put in your lease there is no laundry available. --108.44.xx.xx

I install them wherever possible. People pay extra to have them. I just listbthey are included, and adjust the rent accordingly. I was able to raise the rent on a nice one bedroom from 680 to 925 by adding a laundry service because I can't get a washer and dryer up there. Tenant drops off clothes to a wash and fold place and I pay. Around here, units with washers and dryers in the unit go for 1200 and up. I have one of those. I have three with washer and dryer in basement for first floor tenant use. One has it on my house electric meter. I pay water for all units and it's a cost of doing business. It can get expensive if they are not careful so I let them know when I see an anomaly and try to find out what happened I want to pay for it because I pay for sewer and it's based on the water use so I want to know when and if there is a large usage and find out why. You can take out washers and dryers because they are annoying but your are robbing your own piggy bank. I would not have such good long term tenants if I did not supply washing and drying. AT one, the tenant suppled her own machines. At another the tenant supplied the washer and I supplied the dryer. The others have machines supplied by me and I maintain them. They rarely have an issue. When they get older I get rid of them after one repair. --73.178.xxx.xx

I'd expect that if I provided free-to-the-tenant laundry service, that I'd be paying by the pound to launder the tenant's laundry, all their extended family's laundry, all their friends' laundry, and for the laundry of any neighbor that was willing to pay my tenant to do their laundry. --174.216.xx.xxx
