I have a new tenant of one month who has moved her boyfriend in on a regular basis (and he happens to be a cop). How do you handle move in situations?

Give notice to cure a breach of lease. In NC that's five days. So my notice would say something like this:

"Per your lease, no other occupants are allowed in this property. Per state law, we are giving you five days notice to have the new occupant move out.

Or, if you would prefer, you can take steps to legally add him to the lease by having him fill out a complete rental application, as you had to, and he will have to undergo a credit, criminal and eviction history check, as you had to. If that all works out, we can add him to your lease via an addendum, and you will both, jointly and severally, be responsible for fulfilling the terms and conditions of the original lease. First insist on him filling an application with the proper credit check, eviction history and fee attached.

I had a police officer move into a home as a border. He had a thing going on with one of the other tenants. I didn't ask for any information or credit check. I knew he was married, lived an hour away. He told his wife during the week when he has a long shift, he would stay with friends. --47.156.xx.xx

Moved him in on a regular basis? Do you mean he visits and stays over? That happens all the time everywhere. Just ignore it. If you add him to the lease and she breaks up with him then you have a huge problem because she will end up moving and you will be stuck with him.

As long as there is not a problem with behavior just let it be. She gets help with the rent and you have someone there whose presence will prevent neighbors from causing trouble. The only expense will be extra water.
