Do you accept tenants who use DSS funds for the deposit? I do not unless they can provide additional funds, at that point it is usually w/out LL history so I require 2 mo. deposit.

In the counties that I have houses DSS (dept of social services)does not pay cash they only give you a written document that says they will pay if damage but it is no good because they kick the tenant off welfare and the letter is no good anymore.So no I do not accept that.I get very few welfare tenants anymore,they pushed them all off welfare and got them all on SSI,SSD etc so the politicians could brag that they got everyone off welfare.What I hear now is someone on SSI etc will ask if I will accept a 1 time payment from the welfare office so they can pay the security deposit and welfare will pay the first months rent. --72.231.xxx.xxx |

I was wondering why everyone seems to have SSI, SSD now.
Do you find you have to work with this population, or are you able to find qualified tenants otherwise?
Like you said, my prior experience was that DSS would cut services to the tenant w/out notice and then you are stuck w/ them.

small potatoes,i will take SSI,SSD etc on my low end class c units but I am zero tolerance on the rent because they get 1 small check and if you don't get paid this month they have no capacity whatso ever to ever get you current again.As a rule they get there check and get me a money order and mail it to me but after they have been there awhile they will try to not pay at all or short you on the rent in order to throw a party,they will tell you they didn't get paid but it is going for a party,give them a 3 day and sometimes the money shows up and sometimes I end up evicting them. --72.231.xxx.xxx |
