I got a new multifamily couple of month ago.

Want to sign a mont to month leases because tenants dont have any. I dont have any documentation who is living there, except personal checks that was use to pay rent.

My idea is to text them because last time I was mailing letters and requested some response less than 50% answered.

Please criticize, advice or give any ideas how to proceed and if this legal to ask in the NY republic.

Hello. We need to meet with you to discuss and sign a lease.

Please specify a convenient date and time next week after 6 pm.

Text back 2-3 different days in the prefer order.

Please prepare a Driver License and a Sosial Security card for each person 18 and older who will reside in the apartment.

Void bank check for your automated rent payment.

Renter insurance policy.

If you taking parking, perapare car insurance and registration.

You can require it but I think you are asking for too much all at once,here is what I do in a case like that,i make an appointment to meet them,then when we meet I pull out the apps and ask them to fill them out,then I ask for photo id and take a picture with my phone,then I pull out the blank rental agreement and fill it out and ask them to sign it and give them a copy.You have to walk them down the path you want them to go especially if they are low income,they simply may not be able to get everything together otherwise,if I get an attitude or they refuse then they get a 30 day notice to leave but handled carefully most people will cooperate --72.231.xxx.xxx

In NJ I can just send a lease and tell them that if they stay anyway and do not return the lease, the lease is still in force. If the tenant already has a lease and I need to raise rent or change a term, I can say that the current lease is no longer valid as of such and such a day and that they must move or they can sign the new lease and continue as tenant, and if they stay but do not return the lease, they are thereby agreeing to the terms of the new lease. I would guess that your state probably has something similar. I doubt if they are going to give you all their paperwork so I would just try to get some kind of lease first. You can't evict them without cause probably so their information about insurance etc. is of no use to you now. You can put in the lease that they have to supply all that paperwork and when they don't, you can then do something about it. Get a signed lease first or at least get one into their hands. Proof that you sent it would be certified mail, but make sure you send one regular mail and/or put one on their door. --73.178.xxx.xx

I would go with a combination of Ken and Plenty. Don't ask for so much up front - too much to process, and may cause fear. I would choose a time like Plenty said, and assure them that they don't need to worry -it's just normal procedure to gather everyone's information keep in their file. It doesn't mean you will need to leave or anything.

Then when you get there, explain how that is true - they don't need to worry about moving - if they abide by your rules. Then the rest of what Ken said. --68.10.xxx.x

I will give an application to fill and collect information.

It is genius advice! Also I will ask to show me documents right in a spot and try not to scare them.

I am planning to use Brads lease, which is long.

Do I need to print two copies give one and take one?

With the other tenants I was just emailed scanned lease to the tenant, but here is totally different crowd.
