Hi all, When people apply for rental, they fill out the rental application, I told them I only contact them back in a few days if only they are approved. What is the best way to respond to applicant who has fill out the rental application? They asked that "is am I approved" or "What is application status any updated?" For those not chosen

Good day.

Currently the home has been offered to another or earlier applicant.

However, should that person not complete the process, or change their mind, the applications would be reviewed, and you may be contacted.

*Other homes:

The apps are good for 6 weeks as the information on the reports constantly changes they have a lifespan.

New listings are posted on the local Craigslist.

If they're approved, send them an email or text: "Good news, you're approved!"

If they're not, and your policy is you don't contact them if they are not approved...then do not respond. You are only legally required to respond if you deny based on their credit report.

Btw, I only "conditionally approve" applications. That way if they screw around meantime (i.e. stiff their current land lord on last month's rent and eviction gets filed, lose their job, fail to transfer utilities, start acting stupid/rude/demanding, etc.) I can and do back out.

Also, once I conditionally approve them I move on to my final step of the application process: the most awesome strategy in the world ever...the 2-minute in home inspection! I show up at their house so they can sign some disclosures (usually lead based paint or whatever) and ask to step inside so I can take a quick look around. If they refuse or the place is a disaster/stinks/they have 5 pit bulls, then you do NOT want to rent to that person and cancel the pre-approval. This strategy has already saved me from a hoarder and a "roach" tenant. I cannot recommend it strongly enough.

Out of town/state? Hire a local REALTOR to do it for $40. There is no valid excuse for not doing this final step. --173.19.x.xxx

Just tell them the truth, your application has not been approved. If the real question is how to avoid the next question, it's probably for?

1. Your income does not meet the minimum requirement. You can say so. However, I ask for that info upfront and won't bother to show the house, saving time for both of us.

2. Credit is poor, say "your credit does not meet the minimum requirement".

3.What other requirements are you looking for? Say "your XXXX does not meet the requirement".

I found it much better not to reject anyone but just state someone more qualified has been selected and leave it at that. The more qualified could be income ratio, time on the job or amount of income. --24.130.x.xxx

If they are approved get them to start bringing money orders to cover the damage deposit (in my shacks that is 2 times monthly rent value) plus any key or opener deposits, pet registration fee and the first months rent, go thru the lease and the renters insurance cover page before issuing keys. --76.188.xxx.xx
