Had a former co-worker/friend of mine contact me about a house we have coming up for rent. She recommended a young lady that has a county job for over a year and she took her by to see our house while our handyman was there working. (we were out of town at the beach) So she says the girl is great, BUT has a couple of pets, which turn out to be a Lab, cat & pitbull.

Have another interested party but they both work 45 to 60 minutes away & will probably move as soon as they find something closer. We have a million dollar liability policy and this unit is covered by a different company than the one I just rented that def states no pitbulls.

What do you think?

I just heard a report about a guy who owned a couple of pitbulls. They went into the bathroom with the wife and mauled her. They carried her out on a stretcher. She lived fortunately. He refused to have the dogs euthanized. All dogs bite but when these bite it's 300 lbs pressure per square inch. No nice little ladies with pit bulls. When someone recommends someone like that it's generally because they are just getting thrown out of somewhere else. That's how my parents got their nightmare tenants. If they have to have their friends find a rental for them, they are a disaster. --73.178.xxx.xx

It's a tough call, and I'd be wary about letting the family with the pitbull in your place. However, I do see your dilemma.

A neighbor in a rental property in Menlo Park had a pitbull that luckily, didn't bite anyone. They rented the house for less than a year, and the worst was that dog's owner didn't pick up after the dog when they went for walks.

A neighbor in her own front yard in Saratoga had her Javanese dog mauled and murdered by a pitbull who broke loose from its house. Six months later, the same pitbull tore through a fence in its backyard and attacked the neighbors, their child, and their dog in their own yard.

My two cents worth: NO PITBULLS at all, EVER! Too much liability.

This person does not have "a couple of pets"--they have THREE pets, and one of them is a pit bull. That's too many IMHO (and one of them is a pitbull). --68.8.xxx.xxx

I just went through this and the other lady decided that she needed the home more than the dog. I just called the lady and asked her if some family or friends could take her pitbull and she quickly said that was not an option. I am really thankful because she was found guilty of "trespassing" just 2 years ago, and given 12 months/suspended with probation. Methinks there is much more to this story and I am really wondering if a "county" job means that much anymore?

BTW, I've seen charges of shoplifting, etc., being reduced to trespassing before, and wonder if they cleaned up the court page for her benefit (translated, "knows someone influential") --71.219.xx.xx

I have a tenant I just found out has two pitbulls. We have discussed absolutely no pets before. I will be telling her that they have to go or she does. I have never had to evict on a violation before, only failure to pay rent. Any tips that anyone can give me? Is the process the same?

The people who say, "It's the owner, not the dog" are never willing to financially cover me if a bad owner's dog rips the throat out of a child....for some reason I have yet to figure out. My guess is they know there is a greater risk to having these dogs due to the nature of the breed but don't want to admit it because then the whole "it's not the dog it's the owner" argument falls apart.

Sort of like people who promote income inequality but never send in extra checks on April 15th. ;-)

Regardless, until someone is willing to cover my liability for those critters....no pits, rotts, chows, or wolf-crosses. My insurance won't cover them, the pit lovers won't cover them, so the answer is nope. --173.19.x.xxx

My neighbor has one. It got out and put another neighbor's small dog in the hospital. I have a gate. I have been keeping it open because a deer walks in here at night and I don't want to find a deer with a broken leg hanging off my fence. I'm just amazed at how many people still own them and defend them. I am tempted to sell this house as it has depreciated out, and it is looking great after paint job & new windows. But, it is in a good location and was my mother's house so I do have a tiny bit of attachment to it. Besides, Uncle Sam will take such a bite as my base is only about a third of what it would sell for. --71.219.xx.xx

I had a former tenant "rescue" a dang pit bull off the street. The neighbor tenant (it's a duplex) called to tell me about it. I was nicer back then and said "Hey, you have a big heart, but our insurance won't cover a pit bull on the property."

Tenant: "But if I take it to the shelter, they will kill it."

Me: "I have to think about the other tenants on this property. Please find another home for the dog."

I wouldn't have hesitated to evict her if she hadn't gotten rid of the dog.

Grrr. Why people have a need to defend these breeds, I have no clue. Plenty of great dogs out there. --107.184.xxx.xx

I'm not sure why you're even considering doing this? You said the house is in a good location and in good condition...but these two prospects are the only ones you have to choose from? Personally I would keep looking. Maybe put up ads on additional rental websites. --72.188.xxx.xxx

I HAVE a pitbull myself but I would never allow a tenant to have one in my property. Mine is my daughter's that I have kept for the past year now after her home in Houston was destroyed. She is good with people,children and cats--but is dog-aggressive. We have a 6 ft high wood fence, and are always vigilant. But I would never trust a tenant, and I would never put my property or myself in a position where I could be sued for an incident.
