I'd like to replace approx 38 single pane windows for my multi house and change the T1-11 siding to Hardie board. My city wants $1900 for a permit, which they base on dollar amount (crazy). But then it occurred to me that once I pull a permit, it gets reported to the county which may result in property tax increase. It's not really a remodel in my opinion, but a refresh to beautify the property and make it more energy efficient. come on, I have single pane windows. Anyone have experience in this realm? Thanks

Yeah, I got central air for a duplex so the windows would not have small ACs in them. Permit was 2 hundred and something and when it was inspected I got a letter saying my property taxes would go up. No wonder some folks just let buildings go bad. --73.178.xxx.xx

I just looked up Hardie Board. It has to be painted. It is very heavy and it is cement and sand. No thanks. I think you should leave it alone or find something else and get the cost of your permit down. How cold does it get in WA? Are you worried about fire because it is fire resistant. I appreciate the replies. The T1-11 is a plywood type of siding. Mine is starting to rot in areas. Eventually it will just get worse. Vinyl is half the cost but doesn’t look nice and who wants plastic around the house. But check this out. The state of WA has a law for multi family residence. If you are replacing windows or siding , they want a weatherization enclosure plan from either an architect or engineering detailing the specifics of he installation and drawing. House bill 1848. Guess how much architect wants? $2k-3k!!! On top of the $1900 ! Plus property tax increase ! All I want is to make it look nice and fix it up. Amazing --73.246.xxx.x

I pay my taxes, I pay their crazy water bill they charge me. It’s a money grab. The city wants to grease their pockets with my money basically telling me I’m not allowed to repair my building UNLESS you pay us $1900 in permit fees although it will probably be approx 5 man hours. Replacing t-11 is a good idea, 10-11 years ago I had a Georgia Pacific rep take photos of my own place where it was installed, protected by a 12 inch soffit and rotted in 3 years time, never heard anything since so I tore it off and put 3layer cdx plywood up then covered with vinyl siding, that stuff stinks in my opinion and GP has not any of my money since.

I would do 1 apt or 1 wall, and wait a year to see if this experiment turns out any energy savings to substantiate a larger scale project - wink... --76.188.xxx.xx

Sad to say, that is why I don't pull permits and don't do much to make the outside look great. Pulling permits means paying money for that permit, hold up a job while waiting for the inspector, having them require something stupid because they want it - not because it is code, and then paying higher taxes. Yea, that is good incentive.

We need a permit to re-roof. When I asked why, I was told that putting a second layer of shingles on would not give a valid warrantee. OK, but shouldn't that be my decision? It is still a new roof. We are even supposed to get permits to move in a prebuilt shed. Go figure that one. In fact the prebuilt shed companies in the area have been penalized enough they won't deliver in our town unless you show them the permit.

nhsailmaker, that actually happened here. Someone put up political signs along some streets and at homes, criticizing the current administration before an election. The mayor sent a crew around to pick them all up. They even came on my property to take mine. I caught them and their response was, well the mayor said to get them all. Of course you know what party is in charge here. No one would even get on the ballot to run against them except to old guys are now running as independents. I would also consider using the smart side siding that looks like a smooth T-111.

They may not notice it is new siding. And one of the few cases where you can get something a little cheaper and much better than Hardie siding.

BG,Ihave used Texture 1-11 in houses built forty years ago and they're still as good as the day we built them,Don't see how yours is deteriorating the way you claim.we did stain them,but nothing out of the ordinary .In one of the houses Colleen McCullough wrote "The Thorn Birds" which was a best seller,now the book is gone, but the house is still standing,just like the day we built it

Again, I appreciate the input. The T1-11 has been on their for 40 years. There’s approx 25 boards (that’s about (1/4) ofbthe apartment that needs to be replaced. I haven’t painted it in 13 years. I can probably fix whatever needs fixing and paint it. But I’m worried that after 40 years, how much life does it have left in it. I have an opportunity to repair certain pieces with plywood and use a different type of siding before it all goes bad Basically the siding will go on top of it along with the weather barrier. Trust me I’m all about saving money but how long much longer can the stuff last. T1-11 was very popular in the 60s and 70s and mostly used for barns ; iitbshould ever been used for an apartment building. But on the positive side It did hold up for 40 years. Question is will it hold up even longer. I have an opportunity to fix it But now you have me second-guessing myself should I just repair it. --73.246.xxx.x

Hardie board and planks are AWESOME. Yes, they have to be painted, but they hold the color extremely well and will not need to be repainted for 8-10 yrs minimum. They don't rot, termites won't eat them, paint won't flake off of them, they handle harsh weather well, and you can put foamboard under them for added insulation. It's the last siding you'll ever buy for that house. --108.69.xxx.xxx
