Anyone with opinion about company that provides coin-op washer and dryer for apartment building laundry room. I will very soon cancel current company but they all seem to be non-responsive when you call for service or so sleazy in other ways.

Does anyone use company that you are happy with? I don't want to purchase machines at this time.

Watch out on their contracts! They try to lock you in for 7 years and have an automatic renewal if they don't get a certified letter canceling the old contract within 60 days of the expiration. All contracts are transferred to the new owner if the property is sold.

I installed a coin counter on my washer and dryer because the revenues went way down. They started to cheat me blind. When I had the local representative show up and see how I installed a hidden counter and that I was only getting 25% of the money instead of half, they cut me a check for $829, the lost money over the past six months.

I will definitely not be agreeing to long-term lease. No reason to do so. If vendor wants long-term agreement, I pass and keep looking. No reason for me to accept bad terms since I have all the leverage now. I already have choice for one year agreement.

Do it yourself. We left contracts 25 years ago. Funny after purchasing some buildings the income went way up. Same tenants, except no partner taking more than the contracted amount.LOL

Buy good equipment and very few service calls. Easy --24.123.x.xxx

I have switched to Speed Queens. They are very well-built but are frustrating to program until you get the hang of it. --98.245.xx.xx

We bought used coin ops for our 6 unit building 4 years ago -- mostly to fill in the gaping hole in the laundry rooms where the coin ops used to be. We have had ONE service call to date. The machines paid for themselves in year 2. As we have had turn over, new residents do not buy or bring machines, so we make more money each month. --98.146.xxx.xxx

I loved renting machines. We paid a flat monthly fee and collected the money from the machines ourselves. Service calls were free and pretty quick. We never had to mess with repairs or replacements. I am normally a buy-don't-rent kind of person, but in this case, renting won, hands down. --23.30.xx.xxx

I suppose I shouldn't be surprised that nobody had a positive recommendation for laundry service vendor. Seems like every vendor I know of that rents and services laundry machines has seriously disappointed customers. I agree that buying the machines is the best alternative but possible sale of building shortly has me hesitant to do so at this time. I would like to give new prospective owner choice as to how to deal with laundry room so I will do one year rental which becomes month to month after that. Building owner will collect coins.
