My rental is an older home that is setup for a gas stove and gas dryer. I provide a frig and stove but no washer and dryer. The gas valve for the dryer is capped with a flare cap for safety. Yesterday, I found the flare cap removed from the gas valve. This is dangerous due to the number of young kids living there. A curious kid could open the gas valve and cause an explosion. I replaced the missing cap.
I asked the tenant who removed the cap and got the " no speak english, do not understand " defense.
I can replace the gas valve with a pipe cap. This way anyone tampering would need two pipe wrenches to remove the cap. I took before and after pictures of the valve as a CYA. Has anyone else seen this? Tampering with a gas line is a new one on me. Thanks in advance for any advice. --96.234.xxx.xxx |

You might consider installing an additional shut off out side the laundry area closer to the meter. Then in order for gas to be used both shutoffs would need to be in the on position. --71.174.xx.xx |

In 2003 when I re-entered the business I spent extra time getting both electric and gas to kitchen and laundry - always plugged or capped after the appliance valve, I found nobody gets gas dryer and maybe 20 percent cook with gas, so as I furnished a few places I chose electric and it is the smartest idea I had in a long time - so easy to fix electric compared to gas parts. --76.188.xxx.xx |

Had a landscaper years ago who lived in a small trailer. Heard from a girlfriend that he decided to "fix" the propane stove - she was watching in the trailer. Mistake 1 - smoking a cigarette while working on the stove. You get to guess mistake 2. (Not shutting off the gas) Blew out the windows of the trailer and set his hair on fire when it ignited. Moral of this story: In the Idiocracy that is now the USA, many tenants smoke pot and are like this guy. Electric only apartments are much harder to blow up that gas/electric apartments, so if you can, buy electric only units. Watch Idiocracy or the Darwin Awards movies on DVD - not actually comedy movies, but documentaries about most people who are tenants! --174.65.xx.xx |
