You can, but You probably want to look at the data behind the score instead. You could have an applicant with a bad credit score due to unpaid catastrophic medical bills, but a spotless payment record for rent/utilities/auto. Or I guess you could have a recent evictee with a great credit score. The contents of the credit report, plus references and an eviction search tell a much more complete story. --67.172.xxx.xxx

It's really a safe way to go because it does not consider anything that could be discriminatory. Also an applicant should earn at least three times the rent per month and have a pay stub with them or confirm their government assistance payment. You can also ask for the previous year's tax form if the person is self employed. If a person says their salary is low but they get a lot of tips then ask for the tax form. But as others have said there can be people with a good credit score who have a lot of evictions. Don't take a credit report handed to you by an applicant. Purchase one from a credit reporting service and it gives more information about bankrupticies and judgements against the tenant. I think there is one that can be accessed from this board. Also use gut feelings and back them up with data like the credit report. If you live in the building and it's a two family you can be as discriminatory as you want. --73.178.xxx.xx

I want to say thanks to everyone so far for your tips.

I have a compilation of things that are written into my screening criteria, the question of credit is just one of those things.

Currently I am setting my credit score of 700 or higher.

I do always run a professional screening that does a personal credit report on each applicant.

I am also at this point asking for current local references and instructs them that they should be prepared for me to see the property there now living in!

I've made mistakes and I don't want anymore Band-Aids on my behind. !!

I do use my video I did show the property and I am never intimidated by any prospective prospect their questions or in anyway fearful of asking self-employed prospect. From giving me their original tax return, and then verifying, either. Payments made or their refunds received.

Years back I went to a class that was put on by the feds, and it seems that all of the written screening criteria is so bland. I will be in touch with the Oregon fair housing Council but they themselves seem to be standoffish, if you know what I mean.

Thankfully, my cash flows certainly cover the properties well and I have the luxury of taking time.

But at the same time, I am not afraid to tell any of the people that I am shopping for someone who's going to be a good neighbor to the neighborhood.

My thanks to everyone so far and I look forward to and appreciate everyone's input. Now, and anyone else who can add for the benefit of all of us, please do so, let me thank you in advance!

Since you mentioned Fair Housing you should have a document listing your specific criteria for acceptance. If they fail to meet your criteria you can reject them provided you do so universally. While FHA lists discrimination against race, familial size, etc. they also want to ensure that you have a standard practice for accepting or rejecting prospects even though they may not be protected classes.

I have a written list of of items that are automatic reasons they will not be accepted and a page that explains in detail what is required i.e credit scores, length of employment, income to rent ratio, etc. that have to be met before we will consider their application. We publish it on our website and have it attached to the applications when we do open houses. --98.121.xxx.xxx

We also require a minimum of 700 credit score and I can tell you from experience that is not a guarantee that they won't trash your property or always pay on time. What is does do for those of you fortunate enough to be able to garnish wages is increase the likelihood that they will pay. --98.121.xxx.xxx

There are no guarantees, and I do realize that can you tell me that is federally legal to use their credit scores a part of my spinning criteria?

The last thing ever want is somebody to say it's not.

Believe me I realize there are no guarantees and for 30+ years I have said it's always cheaper to have a property vacant, then to fill it with the wrong prospect.

I'm not in a great hurry, but would love to have anybody tell me if they have a copy federal housing administration's screening criteria? --71.36.xxx.xx
