We have tenant couple have excuses for late every month. Lots of times it is medical problems. This time is pension check not come in. Why? Is not everything automatically deposited ontime now?

They want us to work with them, I said their family should help them. She said she was the only child. now they are over 60 year old with several adult children. I think they are rediculous.

They think I am mean and they are good because they are there over 4 years.

They make me tired to hear their excuses and complains.

Tell them you told that story to the mortgage people and they sympathize but wouldn't accept the excuse. They as adults know bills need to be paid-- pay rent as per contract or vacate. Paulio has it right.

When tenants start with the excuses-- first words from me-- STOP I'm only the LL and can't help with any of this.

I just sent all the eviction paper to attorney.

But strange excuses and blaming me not working with them still wear me down.

I tell my tenants that I wish I were a bank, but since I am not, I can't lend them money. The rent is due on time agreed on on the rental agreement.

For obvious reasons, some tenants think that their LL is an easy bank w/o qualifying, to get a loan from.

Who cares why? Stop the constant parley with your tenants.

Rent texts should go like this. (Whatever your timeline is). For me, the contact is the 2nd, 5th, an 10th of the month.

On the 2nd, Landlord says: "Rent for August?"

Tenant says: "Blah blah blah"

That's it.

On the 5th, landlord says, "Rent still has not been received. If it's not in by the 10th, we will have to file for eviction."

Tenant says "BLAH BLAH BLAH!!! Ya da ya da!! BLAH BLAH BLAH!!

That's it. No need for landlord to respond.

On the 10th. Landlord Says: "Rent has not been received. Unfortunately we must file for eviction"

Tenant says "You dirty rotten, no good HEARTLESS SLUMLORD POS!!!! I'm calling codes!!!

Landlord says nothing. Goes and files for eviction and goes to lunch.

CJ you better learn to filter-- as others, NE, have/has said. You can not be the bank for your tenants. They see your weakness and feed off it-- just like a relative. (sorry relative slipped out)

NE your post is right on. we file on the second sometimes! -- when the tenant says I can't have any of it (rent) before the 8th or 11th will file that day-- don't even have to leave the office to do it. If the tenant is not seasoned they get filed on right away-- no waiting.

I had an honest but not to savvy tenant who would get his pension check by mail, cash it and then purchase a money order at the post office. Many things could go wrong and did often.

Finally I put my foot down. I demanded my tenant open a joint checking account with his son (a college student and honest) and have his monthly pension check deposited there. I then can fill out his check, since he doesn't know how and then have him sign it.

I recently had a tenant who had their disability account hacked and the check was mailed to another address. It took 2 months to straighten out (fortunately I had that much security). I did verify this occurred, so I rode it out.

In general life happens and I give established tenants a chance to right their ship.

Showed a prospective tenant, a retired teacher on a pension w/ new job a unit and when I explained the background check she freaked. No way was she giving up her digits to secure a rental.

If you are always having to follow up and chase these people down then figure out your timing and cut your losses when you can minimize the turnover. Sounds like you are at that point. Next you will have to enforce your notice. I recently told a tenant like that they had 60 days to go, and then he dodged me on August rent. If he doesn't pay before Monday he will get a 3 day notice and my offer of 60 days will vanish.
