I have rented out 3 rooms of my property to students. The fourth room is vacant now and I am showing it to people. I do not live in the house myself.

My question: do I have to notice the tenants of the other rooms in advance to enter the property and show the vacant room? I will not enter the tanants' rooms during the showing.

In general, advance notice is required only when I want to access an occupied room or even when I want to enter the property?

I would think their rooms are their rentals and the rest is common area so logically it would seem that you don't have to. However, it might be nice and polite and keep your tenants happy. What is door bell etiquette there? Do people ring and wait to be let in if they have no key? I would do that also. Why annoy people. --73.178.xxx.xx

I would try to market this through the others first. something like "I hate disturbing you all" do any of you have someone you know looking for a place/room. If I don't get someone from your sphere I'll have to resort to open advertising and SHOWING. I'm trying to avoid that.

Thank you AllyM [NJ]. I always text them at least 12 hours before any showing. I also ring the front door to enter the property. However a tenant was asking for 24 hour advance notice and she referred me to CA law. I was wondering if this law applies to this particular case.

Required by law and maintaining a good relationship are sometimes not the same.

It's polite to give notice and knock before entering.
