I have a rubber roof that's cracked. One guy says rip it off and replace. Another guy says that he can re-coat it with some rubber material to fill the cracks. He says this is normal maintenance that should be done every 3-4 years. The roof has a bunch of little cracks in it.
How effective is a re-coat?

problem with the coated roofs have to re coat every so many years.

Most roofers won't touch a rubber repair or patch job.
By being the last contractor, they potentially become a target of insurance companies trying to collect (asses blame) on a claim. Be grateful that you may have one willing to do the work.
Personally, I'm not aware of any "re-coat", unless we are talking about putting new rubber over the seams. (??)
That being said. Yes. Rubber roofs can be patched and repaired. Technically, they don't really go bad, but over many years, suffer from shrinkage and split seems, sometimes UV damage can make them weaker, pulling away from flashing points etc. I'm guessing that the "cracks" are where the seams join? If not, your problem may be bigger and way past my pay grade.. How old is the roof?
I have personally repaired my own rubber roof and extended it's life for years.
My disclaimer is that I am not a roofer, but I have worked construction, and as a result, with roofers, for 20+ years (yikes!)

My roof cracked like alligator skin. No deep cracks but a bunch of little ones. I have no idea how old the roof is. The guy who suggested replacing it may not work with rubber roofs. --209.122.xx.xxx |

Gkarl. Is this a rubber roof (EPDM)) ie, just rubber w no weighting ballast, or a built up roof (membrane flooded w asphalt and possibly ballast)?
My earlier advice was for a rubber only roof. (EPDM)
If it is a built up roof, then yes. applying a new coating is appropriate every 5 years, or so. (if it hasn't gotten to bad.)

GKarl, usually if it was rubber,Epdm,you shouldn't have any cracks,it still should be recoated periodically,should take care of any hair cracks,doesn't cost too much to recoat.keep away from the stones,they cover up any leaks and leaves you scratching your head...............charlie.............................................. --32.214.xxx.xx |

Big shout out to Brad 20K for mentioning Gacoflex roof coating!
I had a flat (or nearly so) roof that was making me crazy with the leak we couldn't find. This is an all electric home, so step one was sealing the chimney top. I had several people tell me that they thought the water was going inside the chimney and then leaking underneath the roof decking. That must have been the case because doing That took care of about 85% of the leak.
Then we had 11 inches of rain. Boy did it leak. Luckily this happened while it was vacant.
Gacoflex took care of it!! It's 100% silicone, it's kind of amazing stuff. It is slippery as snot when it's wet so if you're doing it yourself be super super careful!
It's not cheap, but I can't even imagine what tearing off this roof would cost.
They say it's good for a mobile home too, but I would have to hire a pro (i.e., insured person!) for that. My balance is not what it should be and I can't imagine adding something that slippery to a metal surface.
We learn so much on this forum. Besides the screening and the general administrative stuff, the maintenance tips on here are worth their weight in gold!

Tony beat me to it. Gacoflex. Liquid silicone. Rolls on like paint. Flows into cracks. White reflects UV and heat. Nothing to lose by trying this.
If I were King of the World flat roofs would be illegal.
