My tenant left without even an attempt to clean. Had hired help clean some, but I worked on cleaning also to get home ready quickly to show. What can I charge for my time? And should I give my tenants a cost list of cleaning prior to them moving out, to discourage them from just walking away? Hired help was $30/hr for 2 people. I feel like the time, and my inconvenience, is worth more than that. Want to deter this behavior in the future with other tenants. Of course she had promised the house would be clean before she left...

Gin you have more to worry about than collecting for your time. You need to research what your doing here. You are apparently new to this. So get into the books and do this right.

What are your laws for inspecting/notifying tenants about return of property? what's the timeline of events for you? What does your lease say about that? What does your move in inspection show--?

Your fee schedule should be part of your lease-- with pricing. We have a full page that is part of the lease and is attached right after the move in inspection-- they sign each page-- before moving in.

At only 30.00 for 2 people I wouldn't be doing any clean up-- let your contract people do it for that price.

You need to understand your local and state tenant laws on this, it is always good to get the accounting statement to the tenant within the court deadline but it is best to be accurate so no kickback in court - go for the judgement, my cleaning lady charges about 250, she doesn't move furniture over 20lbs so I know it sounds funny but we use carpet cleaning people to haul out the heavy stuff (they do it for the carpet cleaning), carpet cleaners know they are riding a dinosaur and this gives them some money on a slow day. --76.188.xxx.xx

Some states won't allow you to charge anything for your time. Mine does, and the rule is "reasonable." Huh?!?!

I charge $35/hour and I pay my help $20/hour. See how that works? ;-) 13 years, never had it challenged. Not saying that will work for you, but it works in my area. Time to learn what works in yours!

That probably won't work. Here we need receipts to photocopy and send with the deposit return. Next time put it in the lease that there is a charge for each cleaning detail and have them sign it so they know. I never was able to charge for my time, so as I got older and injured I turned it over to the handyman and he bills for things he fixes but unless it's more than wear and tear I don't believe that is safe for you to do since you did not set it up that way. We have a list of charges for common items which is attached to lease and signed by tenant. Close to move out I remind tenant to check list of charges. Just had a tenant ask us to look at apartment. We knew he was moving but didn’t have a date. I was surprised to find an empty apartment. I told him several things that he could still do and told him how much we would charge to do it. Day later got a text he was done and had left keys in apartment. He wasn’t the cleanest tenant and I was happy to find he had done everything I had suggested! --107.77.xx.xx
