Oh! Wise men & women! Please guide me....

Tenants LIE on their Move in list saying it was filthy or dirty house to cover their butts when they’ll move out. How do I Stop this? I give them 2 Days to return the move in list via email by taking a picture of it. Sometimes they take 5-10 days to return it via Email. I manage 85 SFH.

*Should I have them fill out on the Spot when I give them the Keys??

Any other ideas about Move in list ?

Do not give them control of the move-in list. You do it at least signing, hav it filled out before they get there. Let them take a few minutes to walk through and document any obvious problems. Do whatever you can before you put it up for rent to get rid of any obvious problems. You're asking for this kind of trouble when you give them the list and a window of time to fill it out. --174.201.xx.xx

Take movein photo of the area they are describing, I take a set every week during a vacancy, when a new set is taken the previous set discarded. That form is copleted at lease singing so I am present to take a photo and I write detail on the back of the form - upper fridge shelf is cracked, then glue it right away... --76.188.xxx.xx

I do the same as NE - have it filled out before they get there.

Then we walk through together and I tell them what I have marked and they can point out anything they would like added. If it’s legit I will add it. If not I explain why it’s nothing to worry about.

I also have 3-5 pages of pictures with 6 pics/page printed on my color printer that they sign.

I used to give them the form and give them 72 hours to make any changes. I had some return with some things that were really nit-picky so I stopped that.

In addition to the pages of pics they sign I will have 200+ pics taken of the unit that I keep in case there is a dispute after they move out. --166.137.xxx.xx

Adding to this, I put the move out repair charges list after the move in inspection list in my lease. I used to have people go through and nitpick when they knew how much they were getting charged. Now with the move in inspection list before the charges list in the least, they don't even question it. At the bottom of the page on the move-in checklist, I have a line that states the tenets have inspected the unit and find it to be in satisfactory condition and agree to rent it as is. --174.201.xx.xx

Right after the move in walk through I walk around and take 10 or 15 more pictures, a couple with the tenant, and say my phone battery ran out of power. That way they know I have a lot of before pictures.

I just had 2 oven racks disappear but my before pictures showed them there. No dispute. Pictures=1000 words. --75.22.xx.xx

I had a tenant provide the eviction judge with a phony made up move-in check list, from another association not mine. The judge wanted to buy the lies also. But I had "time and date" stamped pictures of the repairs and upgrades prior to the tenant moving in. I also had pictures that I posted in the online adds. All printed out with the date before the tenant moved in. I also had my real estate agent take pictures and provide me with an estimate how much she could list the property if sold, since it was in tip top condition.

So when the judge looked at the proof, he realized the tenants were lawyers, I mean Liars, the same thing...in court. --47.156.xx.xx

Robert CA you dodged a bullet. Years ago I had a tenant i wouldn't renew their lease. Had to evict and when we had the court hearing they had counter sued for 5K pain and suffering. I didn't renew them because everything out of the man's mouth was racist-- the "you don't like black people stuff". So rather than listen to that i just didn't renew.

Anyway we get to magistrate court and I'm explaining to the judge that i couldn't take that kind of talk. The wife stands up and said she is deathly afraid of me and is in therapy. Yes THERAPY! no evidence of it-- just says it. I tell the court I've never even seen this woman and don't know who she is-- never. Judge is writing everything down. Judge than asks the man tenant if he has any additions-- man stands up and in full court with tenants and attorneys in the gallery says Mr. So and So "treats his property like a cheap JEW". In front of everyone-- I and my son turn to the judge and say in unison -- judge there he goes-- right here in court. Judge takes his pen and throws it at the man-- and says I can't believe you just said that in here? I then yell to judge that's exactly what we been telling the court. Judge tells everyone to remain in the court as he steps outside and when he comes back he has a tape recorder-- he STATES "this is now a criminal proceeding against Mr. Tenant". He records everything and says fine is 250.00 man turns to wife and says write the check-- judge laughs as wife says we don't have 250.00-- judge yells out we don't take checks-- Bailiff take him away. Took his wife 2 days to get money.

When we get paper back from court-- the judge had awarded 15,000.00 to tenant 3X's the amount sued for-- he lined through it and put 0.00. close call.

You can't make this stuff up..... it's real life. --99.103.xxx.xxx
