Currently we are at 413 application on file, so 31 applications to one approved tenant. But we were getting 100 calls, emails text combined daily. All were answered to complete application. 4232 views on applications since June 10, 413 applications, 9% conversion rate. It takes 325 views/ 31 completed applications to get one good applicant for a modest apartment. --108.20.xxx.xxx

This is almost 37% of inventory. Annual leases all renew same time of year. We give notice to bozos. Some multiple year tenants leaving. Rent collection is never an issue, it's the ones that dont make the cut. I have short fuse, in 10 months if you dont behave yourself you can go live somewhere else. Apts gets turned over, cleaned up, repaired and rents raised. Its a bit of work but we are in this to make money, not babysit. --108.20.xxx.xxx
