I have two open units and very few good showings.
I have an applicant for a 2BR upper who I am on the fence over.
She is coming out of a marriage with a recent hospital stay after domestic abuse. They have owned their own home for 5 years with no taxes owed. He has a restraining order until 8/8 and she wants out of her home by then.
She is a non-smoker and has been a restaurant cook at the same job for 5 years. Her recent paychecks are low due to her hospital stay, but at 40 hours per week she makes almost 4 times the rent(My cutoff is income 4Xs rent.). Rents are $550 and she is at $2067 per month. Her employer has confirmed she has a full time job. Her credit score is mid 600s with the only bad debt a hospital bill. Her monthly installment loans are $350
She owes nothing on her car. When I came to show her unit, she told me she had a hard time not pulling weeds in my landscaping.I am a gardener at heart so I understand the weed pulling compulsion. She did not ask if she could paint. She has been a little pushy, but not hounding me.
Flags: 1) Husband and 2) Her mother has custody of her two daughters.

Lost her kids?? That's a HUGE red flag!
Protective orders, domestic abuse hospital stays...

I'm sorry I cannot help her. My business model is stable folks who are NOT in transition.
I serious wonder if perhaps she should be in a shelter for hre own safety.
Some Mom&Pop who don't read this forum will happily rent to her, "Give her a chance", and deal with the drama.

I agree with others regarding the landscaping comment. That's why it's very important to meet these people and listen to every single word that they say. The landscaping, it says one of two things. It either says that she is not happy with my property and thinks she needs to improve it or it's her way of telling me how spectacular of a tenant she is going to be and super clean and take care of the unit. Lana, Maybe you are not advertising in the right areas!
My 'shtick' is to advertise to locations where the tenants you want, WORK! That is, advertise to the personnel departments of employers in your area.
I get a significant number of great tenants by advertising to businesses and employers. Local hospitals/clinics, city services (water, elec, telephone, bus transportation, etc). Also all school systems and universities, the local newspaper, and any factories in the area. Don't forget any military bases if you have them. Market your property according to its "nice-ness" (level A, B, C, D).
Examples: My yuppie property advertisements went to Officer's Housing office on base, to the universities, to the hospitals and the newspaper. My B property adverts went to the public school systems, the City personnel office, the newspaper, and the Enlisted Mil housing office. My C property adverts went to all the local factories, autobody shops, and put on bulletin boards at discount stores, "tiger-marts" and laundromats. I have no D properties.
The results are that the responses you get will be from people who WORK. I've had Med techs, an asst principal, a bus transport city manager, switchboard operator, interstate truck driver(was almost never there), etc. Even the shift work factory workers make a decent salary and belong to a union. I have cola and beer bottling plants and a 24/7 statewide bakery in my area.
The best part of advertising this way is: not only do you get working people--but you do NOT get all the rif-raf to sift thru BECAUSE they never see the availability of your properties. You only put your business out-there to the people you want and to none of the people you don't.
So make your colored flyers and send (several copies)to all employers in the area. You CAN get better applicants with a little extra effort. It doesn't have to be taking the best of the bad applicants. *AND it is ALWAYS better to have an empty property under your control, than it is to have a tenant from hell! Take that "tired of being empty" energy and channel it toward finding a better class of tenant--not settling and hoping for the best. THAT is a recepe for disaster. --108.87.xx.xxx |
