Some tenants hate screens. I've had a few tenants like this.

They remove them, bend the frames, rip the screen. But why?

I had a tenant who moved into a house with all new windows. In eviction court she told the judge that the windows had no screens.

The judge looked at me and asked if that was true. My answer: first screens are code in our city, Second, these are new windows - here are some pictures, the tenant removed the screens and destroyed them.

Tell you what i'd like to have heard from you fred CA. Eviction granted- OK ---- counterclaim of 4K in damages and rent granted to defendant (LL in this case)

The beauty of tenants taking LL's to court-- when the LL wins the tenant is already in court and the judgment on counterclaim is granted right then and there. you don't need to file against tenant later-- your countersuit is golden.

Anytime a tenant takes you to court-- counterclaim--- most times the tenant is just blowing smoke but if you counter it's an automatic winner if tenant doesn't show up. --99.103.xxx.xxx

I think the screens get removed because someone got locked out and came in the window. Or someone tried to burglarize by coming in the window. Or someone tried to throw garbage out the window. Or someone tried to air out a comforter or blanket out the window. Their pit bull saw a cat outside. They just have no patience with sticky screens and rip them out instead of just removing them temporarily. --73.178.xxx.xx

Tenants and screens never cease to amaze me. I have actually timed it before. I put all new screens on a building and the first one was torn off within 24 hours. It's nuts. In the years I have lived on my own, only 1 screen has needed repaired after falling into it by accident. --68.102.xxx.xxx

I purchased a multi-family property and the first thing I did is replace all of the window screen. I used aluminum mesh, the good stuff. Within two months the children would unlatch the screens to throw candy to the siblings outside. The screen would fall to the ground and cars would run them over.

The County Health Department here in Los Angeles inspects buildings every year and wrote me up for mission screens. I could prove to them I had installed new screen but they wouldn't believe me. So I replaced the screen again, but with pivoting top devices so the screen when unlocked from the bottom could open outward but wouldn't fall off. I paid to have an inspector confirm I had new screens.

Within no time half of my screens got damaged by my tenants. I even got my tenants to write and sign letter that their children had broken the new screens. But the Health Department didn't care. That's until my attorney was ready to file a law suit against the County, they have rules that allow them to write up a tenant, but they never due because they can't get a tenant to pay the fines. --47.156.xx.xx

Acknowledgment of Apartment Screen Condition

Tenant agrees not to remove window or door screens, at any time. If screen becomes damaged, Tenant agrees not to remove or discard but instead report to management. Screens are intended to keep insects out ONLY and are not expected to withstand excessive force. Tenant understands that screens are not intended to prevent people, pets, flower pots, AC units, objects, etc., from falling out of window. Tenant will be liable if such acts occur. Tenant is responsible for replacement and repair cost for any missing or damaged screens. and/or repair cost for any damaged(rips, tears, holes). Do not lean on, push or raise screens except in case of emergency such as fire.

By signing below, Tenant acknowledges that all window screens are present (one screen for back door

and one screen for each window)and that they are in good condition with no tears, rips or holes and frames are not bent.

Indicate here any missing or damaged screens and their location.
