So with August 1st fast approaching it is tenant turnover time. I am curious if other landlords have hit the jackpot on good used property that tenants abandon at move out. I just had another tenant abandon a perfectly good push mower! Many times it’s all the junk that gets left behind but sometimes there are some nice gems mixed in the junk pile. What has been your most valuable find? --50.82.x.xx

my policy is this: NEVER EVER KEEP ANY TENANTS STUFF.

Even when sheriff comes for set out-- I don't allow employees to take a thing. People ride by during a set out and ask-- can I take this stuff-- i never answer them. Yes we've even had neighbors come over asking..... --99.103.xxx.xxx

I haven't kept a lot, but I've thrown out some crazy stuff. Whole family photo albums, all the kids toys, years worth of tax returns and other personal documents.

I got a wonderful antique silver chest once, a tall one that is actually a dresser of sorts. It's still in my dining room, housing the silver, napkins, tablecloths, etc.

From the same tenant, I think, a really nice set of pots and pans that are induction-usable. $$$$

Usually nothing, though, and the last time anyone left anything good, we tossed it anyway as we didn't need more wine glasses and such. --50.82.xxx.xx

The most unusual item left behind by one of my tenants was a complete human skeleton. He was an artist who used it in the drawing classes he taught. Supposedly he got it thru a friend in the medical supply business. --71.174.xx.xx

I kept an antique chest that sits in the attic of the rental. It also has the art from the tenants young children. The kids don't deserve hoarding-druggie parents.

I think some day we'll cross paths again and the kids things might be a bright spot in their lives. They lived w/ dogs who were not walked outside, etc..

Generally tenants leave behind brooms, mops, buckets and cleaning supplies. I use the shower curtains for drop cloths. Hammers, ext cords and small tools. Like Ken I'd rather not take anything into my place and be reminded of them. Not worried about roaches, just not integrating tenants stuff into my home. --24.194.xx.xx

I had a tenant who totally abandoned everything - I mean everything in his apartment. He left behind a full size foosball table that I sold to a local church. He had some wild parties there so there was still a pair of pants with a wallet (id and all) left behind. I still have the box containing his collection of baseball cards, football cards and basketball cards. Hoping they will be worth something someday. rentON, Hopefully those freezers were in good condition! Our tenants had a jippy joe chest freezer in the garage that blew up and leaked compressor oil all over the floor. They did get rid of the freezer before moving out but didn’t bother cleaning up that oily residue. --50.82.x.xx
