Anyone use Quickbooks online for their rentals?

What interests me particularly is the ability to accept payments. It looks like you can initiate ACH or Credit/Debit payments from the software with authorization. Which I would like to start doing.

The "self-employed" version runs $10/mo (non-promotion price) which seems like a good deal for bookkeeping and payment acceptance software. It can even do mileage tracking and if needed mobile payment processing.

I'm seriously considering pulling the trigger on this.

Hi Kurt... two thoughts

I currently use QB but thur a CPA as I have a PM practice, and license so that gives me a back up and an assigned partner

Secondly..you might want to check on a rent waiver in your state.. in Oregon someone deposits a different amount it can create a rent waiver, depending on the courts..meaning your rent is now different than the rental agreement says --162.247.xx.xx

I can't speak to your QB question. I'm shopping banks and it seems to me that more of them have turned to telephone payments.

I like your ACH idea,. Is that what is best for your teni?

I'm finding that some, even young ones, are skeptical of on-line banking, whereas others don't have bank accounts. A good many of mine prefer Venmo and I toy with only accepting Venmo in one state.

I through all that out there and I'm guessing you have considered all of the above.

So I just want to underscore what Vee writes. My Quicken 98 never touches the Internet. I have two old XP machines which serve as the primary and back up computers and they work flawlessly. --96.241.xxx.xx

Thanks for the replies so far.

Quickbooks Online lets you accept ACH AND credit/debit. Many tenants I rent to do not have bank accounts but they all have payroll cards.

It also allows me to charge their bank account/card with written authorization. I can initiate the payment.

So the tenants wouldn't have to send payment, I could just take it.

It also allows for recurring payments daily,weekly,biweekly,monthly etc.

As a relatively younger person, I am not as paranoid about the internet. I do assume all my information is already out there with all of the breaches. --107.5.xxx.xx
