Tenant states kitchen cabinet fell off the wall while stocking with canned goods. Off wall completely. Pretty sure I used at least two toggle bolts on top in addition to regular cabinet screws elsewhere 17 years ago. My fault? Haven't seen it yet. Don't know if it's still in one piece or not.

This happened to me!!! Gotta catch studs with screws. Toggle bolts don't do too much.

Document with pics, STAY QUIET!!! Offer nothing and fix the cabinet. Let them ask for something instead of offering.

My situation, cabinet fell and supposedly hit a MAC book. Scuffed the cover and "supposedly" scuffed female tenants arm. I stayed quiet and took pics. He asked for compensation for the mac book scuff. I told him to take it to a dealer and get a quote. He got a quote of $500 that I verified with the dealer. I offered to pay the dealer directly for the repair or give the tenant $250. I told him this is a courtesy since there was no way to prove the cabinet did the damage. We all know the tenant chose the $250.

This tenant was one that was downhill from the get go and ended up being evicted.

Just stay calm and stay quiet.

I am a licensed contractor. If I installed cabinets with toggle bolts through the drywall and they came off the wall, I would be liable for replacing the cabinet, fixing any cracked/damaged counter top and any medical bills.

Cabinets that can hold lots of weight are to be fastened to studs. If there is no stud to balance out the cabinet in place, fasten to one stud, upper and lower rails of the cabinet, then use the proper rated drywall fasteners -- and attach the cabinets to the others on both sides....

Robert, I attached 3/4 plywood stringers across back of wall horizontally crossing over into every stud, then attached cabinets to that and studs. 8 feet long. House is over 100 years old. Used toggle bolts and cabinet screws top and bottom. The old lathe is still under the newer drywall.

I've been wondering about the cabinets on either side since I did fasten them to each other yet she didn't mention those. --108.64.xx.xx

Canned goods are so heavy. Here is a problem you may not have thought of. If you have those little plastic push in things holding up shelves, they break. My tenants put some really heavy cheap china on some and they dropped right to the bottom of the cabinet. I replaced them with metal ones. Cabinets are about 20 years old --73.178.xxx.xx

Happened to me. The tenant stored cast iron in the upper cabinets. I've never seen so much cast iron cookware. Cabinet was correctly installed, but can only hold so much weight. --104.15.xx.xxx

I had this happen in a rental a couple years ago and there was not really a lot of things in it. It did not fall all the way down but way hanging out and down. Got it fixed quickly. Luckily it was my tenant who is also my sister's place.

They had been up there for decades so not sure why they fell but if memory serves, they were cheap cabinets and I think the backing started coming off but don't know for sure. Luckily it never fell down so low that it fell off the counter and hit her cat. --50.50.xxx.xxx

I bought a really nice metal shelf cabinet to store ammo in for our gun school.

Got it installed, started loading case after case. After it was about 2/3 loaded I got called away into the office. A few minutes later there was a horriffic crash in the warehouse!

I ran out and the whole cabinet was crushed like a beer can. That's when I realized I'd loaded like a thousand lbs onto a cabinet rated for like 150. Oops.

Almost as dumb as when I drilled into a freon line for the AC. Oopsie. :) --47.216.xx.xxx

For wall cabinets that I know will be expected to carry a heavy load, I modify the cabinet & use a French cleat to hold it up. As long as you sue structural screws (not DW screws) & reinforce the actual cabinet, a French cleat will hold 100s of pounds. --71.174.xx.xx

I often see cabinets not mounted sufficiently. Toggle bolts are not enough. YOu say you also had cabinet screws, but were they long enough? And did you run them through the bottom or top cleats as opposed to simply the flimsy 1/8" backing? Cabinet screws have a large head, never use drywall screws. Also the cabinets should be secured to each other, so the only way one cabinet can fall is if the others fall too.

She admits she overloaded it. The whole back of the cabinet is still attached to the wall. The rest of it--sides, front, top, bottom--look intact. Even the little plastic clips that hold the shelves up are ok.

Inside felt somewhat moist. Wondering if the glue that attached it together just came loose in the heat under the load. --108.64.xx.xx

We'd been in our 1970's house for a couple of years (house was 25+ years old) when I saw that a cabinet was pulling away from the wall. It was loaded with my stoneware dishes. Disaster narrowly averted! Hubby found that they'd used toggle bolts. He got it and all the others firmly attached to the studs pronto.

Guess the former owner used Corelle or something light like that! --71.175.xxx.xxx
