Okay I'm fed UP with good tenants BUYING THEIR OWN HOUSES! (LOL!)

The quality of our tenants has gone way up over time through better screening, and that is great. We get our houses taken care of and returned clean and ready to occupy almost always...

The drawback is they are so good, they are starting to buy their own houses! I'm thinking we have lost 7 or 8 over the past few years to their own houses...just got notice from one today that he is in the pre-approval stage for a loan! Another is leaving end of month.

Admittedly these are happy times for them and they are leaving on good terms with us. But maybe there is something to be said for Class C tenants who stay forever LOL! --50.82.xxx.xx

Due to the cost of real estate in your area, I'm surprised that is an issue. When we visit there, I often wonder how the workers find housing? Can't wait to go back, so far, each trip has been short & too much of a work in progress. (Taking furniture/stocking the condo.) It's so much fun to try different eating places, so far we've hit, Jimmy's (right across the street from us), Capt, George's, Black Pelican, Awful Arthur's and Hurricane Mo's!

Hubby has changed the kitchen faucet, and we replaced the dryer, also having an issue with the A/C vent in master bath (bad odor coming from vent beside toilet,yuck). Think we need to buy a camera to look deeper in the ductwork. --71.219.xx.xxx

I don't know about that, WMH. I sometimes dream of having tenants like that. Much less work. Even though you have turn-overs, it sounds like they are move-in ready - so you're not really losing rent. My hubby and I had this discussion a lot. We got too good tenants and they left in a year for a house. We tried the other type then. The "I am always going to be a renter, but I pay my bills." type. We had to evict the first couple in this group. Hard to find the right fit. I still have my two Phd's who never plan on owning as it goes against their life philosophy. This is the balancing act. If they are 'too good' they are short term renters/future home owners. If they are "too bad" they are lifetime renters/constant problems.

I look for folks who function at a level high enough to pay the rent on time & follow a lease terms, but below being able to accumulate the downpayment money or get through the purchase process. It is a small sweet spot. --108.51.xxx.xxx

I am an expert with Class C tenants. Like any other tenant, there are good ones and bad ones. It is nice to have a Class B tenant at times but again a costly turnover (my time + hassle factor) is the end result usually after just one year. Most of my good Class C's have been with me for 3 years or more and don't seem to have any plans on moving. There is a 'sweet spot' in locating good life-long Class C tenants who for whatever reason will never buy a house. --68.63.xxx.xxx

AllyM they are not getting grants. All of my tenants who have bought have purchased on their own steam, although one or two might have had down-payment help from family.

Pat/VA, rent is so high that buying a $200k house is not much more, except for maintenance. All of the ones who have purchased have been the handy types so probably purchased fixer-uppers.

The big thing is having the credit and the ability to save. That's where choosing them as good tenants came in. --50.82.xxx.xx

No, I guess I'm good with what I've got. Wasn't really complaining it's just become more of a trend that in days past. But I'll take the good tenant breaking their lease to buy a house - and the FULL cooperation with getting it re-rented that accompanies that - over the Class C's who have to be managed a lot harder. --50.82.xxx.xx

Great post! We’re experiencing the same.

I hear the federal rules have relaxed allowing more folks to buy. Reminds me of a few years back when they could get a mortgage if they could fog a mirror. Indiana banks were making loans on 125% of the purchase price, giving loans to folks we evicted who owe us thousand$$.

For the last 10? years the seller pays all closing costs because the buyers have no money. $3-4,000 out of MY pocket on ever sale.

We have 4 on the market right now and with current rates their bank payment woukd be half of the rent.

You got it Brad. My hubby was a real estate agent from 2000 on. He used to tell people he could get them a loan, but they would not be able to pay it.

I owned a SFH right before the crash that I wanted to flip, but the market was bad. I finally put it up for whatever, rent or sale just so it would cash flow. I turned down a couple with too low of cash flow who wanted to rent and they got determined to get the house. They got a mortgage company to loan them 124% of value. Took them less than 6 months to go under. That the mortgage companies behind this scam were bailed out is beyond a crime. --216.23.xxx.xx

WMH nc I've been saying and posting for years-- who wants great tenants? there's no money in great tenants-- your post is just one more indication of why we want and take medioca applicants.

We make money on repairs, late fees, skips, ETClauses, collections - we get property's upgraded with tenant damages and no cost to us--- good tenants don't have to toe the line-- they can live anywhere-- and move when they want. File a few dispo's or writs in court records and now tenants need to stay put at your place-- that means they have to FOLLOW THE RULES they have no where else to go. --99.103.xxx.xxx

ARGH! ANOTHER ONE! Are you kidding me? Got a text this morning from a two-year tenant: they bought a house! Their lease is up in 8 days, they had committed 60 days ago to the new one but never signed it (my fault for not pushing!) They thought it was end of August. They are moving August 30th...

Oh well, it's listed on Zillow, CL and FB right now. --50.82.xxx.xx
