I've had two separate tenants that I have used for years for part-time work, either helping serve evictions, or do work on properties to correct code violation complaints that I thought I could trust. They hear all my horror stories, and the problems I go through with tenants. One is a 10 year tenant, the other was about 3 years. Out of the blue the first one tried extorting money over a lead test in the apartment. The baby tested as 6 on the lead test at one year old. The baby lived in that place 6 months and another place of mine for 6 months. They moved out without notice and demanded money, or they would have the apartment tested. Since he refused to give up the keys, and owed rent, I evicted him before he followed through with his threat.

The second one would read all the tenant rights guides put out by the attorney general, and seemed to think that the apartment was worse than it was. Both have tried extorting money, free rent, or security deposits back this year. One just called to complain about their own apartment to codes, even made stuff up, and tried to complain I blocked off a third exit, as a means of egress. He fumed to me that the government housing put up two blocks away was getting all new kitchens, and completedly remodeled, and I didn't do anything. I told him to move there if he thought they could handle his needs better.

Don't these tenants have any loyalty, or do they try to take a few extra bucks if they think they can get it. In this case tenant expects either free rent, or free move on Social services dime I don't share with my tenants where I live for this reason too. They usually ask, and I don't say. The main difference between a private sector rental housing provider and government owned rental complexes is anything government operates loses money. A private sector rental housing can not afford to operate a rental housing complex at a loss of one hundred thousand dollars per year. It is complete disconnect from reality where if tenants suddenly became homeowners they would soon find out the cost of replacing a roof, heating system, hot water heaters, structural repairs along plumbing and electrical repairs. The government owned rental units do not pay taxes along lower property taxes. People who operate the government owned units do not manage money well as this is other people money not their own. It always better to hire people outside of the rental complex where avoid tenants and friends. The only people who understand rental housing are those who own not fringe groups or the socialists. --147.194.xxx.xx

Never mix up tenants for contractors. It never ends well, as you now see.

We have tenants that keep losing jobs because "they get hurt on the job & then they get fired". So why in the world would I offer them some work so I could get myself into a pickle?

Even as naïve as I am, I can see that train wreck a mile away!

No. Like many other traditionally bad relationships eg. dogs and cats, you are a landlord and they may manage you and you them but it's not a friendship. You can think of other similar love hate relationships I'm sure. My mother when she tried to manage the buildings before I took over, had tenants fix things. We had a tenant who ran into financial trouble. We hired him to do painting around our property, and paid him separately from his payment of the rent. It worked out for him and for us. But I would never have confided in him about anything at all sensitive, like problems I was having with tenants or problems with any code issues related to the property. --24.130.xx.xx

Some States allow you to collect the last months rent at the beginning of the lease term,perhaps that's a good idea the only thing getting that much money together could be an issue

It is one thing to pay tenants for work they might do for you, another to collect rent for the unit you provide for them, but don't get a friendship in there. Chatting about your life and tenants bring in a friendship of sorts for people. It is why you don't want to rent to friends or family. Sometimes you can make the tenant and employee situation work, but even then, it is probably best to be one or the other. But that is one of the lessons we tend to learn early on! --108.44.xx.xxx

Nope. :) I got used to the idea a long time ago that I'm much fonder of my workers than they are of me, no matter how profitable I am for them. Every handyguy has his own shelf life.

But I'd rather replace a tenant than replace a handyguy. I can lose tenants all day long-- no biggie; if they need to follow a job somewhere else, or move somewhere cheaper, or their family has grown and they need a bigger place and I don't have any available--- I can understand that. But to find someone who's reliable, competent, knowledgeable, and trustworthy--- that's a treasure right there! And I don't want to give him up for no reason.

So I keep my tenants in one box, and my handyguys in another box, and every time I've ever dabbled in combining the boxes, disaster strikes. The first time, it was a house fire, where I lost my second-best-house-at-the-time. The second time, he was there maybe two months before I handed him his notice. I don't really want to take that class a third time. :) --96.46.xxx.xx

I've offered work to tenants who are behind and 'pay' them so they catch up on rent. Mostly landscaping or cleaning an apt. Nothing on-going. It never ends well, but at least I can show in small claims or mediation that I tried to be helpful and they screwed themselves up. I'd be concerned if you had those tenants work for you for an extended length of time and you didn't pay workers comp. I'd be more worried about that then them calling code on on you.

The next extortion will be when they claim they got hurt on the 'job' working for you. --24.194.xx.xx
