Now retired from landlording, aged out. Have had my share of broken bath doors resulting from small child locking the door and then panicking, resulting in parent panic, resulting in broken door. My suggestion is to install lock similar to Kwikset 408BBL-15. This unlocks when the handle is pulled down. No panic.

I repaired most of my broken doors. Left the family with no bath door while the broken door was in my shop.

About 50 years ago, I worked for a couple of years in a cabinet shop which as a sideline repaired doors for the city public housing department-- steady stream of broken doors in our shop. Most of them were wooden panel doors. We had some innovative techniques which proved useful for my landlording. Hollow core doors could be repaired if paint finish was acceptable. --66.226.xx.xxx

I rented a 5 bedroom house to a PhD and Lawyer couple with two adult children. Parents are geniuses. Their children were supposed to be smart. I installed locking door handles on the bedrooms and bathrooms. To open from the outside, there's small hole that you insert anything small enough to fit and push on a plate to open the door.

The children got into an argument and kicked open three doors splitting the door jambs. I now install the interior door locks with a slot so that with a coin the doors can be open. Costly lesson. --47.156.xx.xx

Currently working on one where the tenants destroyed ALL the interior doors, closet doors included. For the ones that were not reduced to skeletal see-thru's I'm going to try filling the dents with hot mud, lightly dragging a whiskbroom over the surface before it sets up to mimic the texture of the rest of the door (common mahogany(?) hollow core slabs), then prime/paint.

Because the doors are passive and can't return abuse.

And not only doors: any component in the house is subject to malicious abuse. Some tenants are driven to the point of destruction due to their misery, frustration and failure.

Luckily for LLs, these destructive tenants are in the minority. --99.59.x.xxx

after having a tenants BF trash every door he could, I make sure to only replace w/ solid wood. I'll never do hollow core again. Habitat has some solid doors. I have also found it affordable to nurse old solid doors to life since solid box store doors are @ $100+. Bondo is great for door repair. Related thought after my fire building I'll look to put steel doors for apt entry and solid wood doors in units slow fire down if they are closed. --24.194.xx.xx
