I sent the "notice to impose damages" deposit letter to ex-tenants at their forwarding address, as required. I sent it certified and they weren't home and never went to get it at post office.

Do I resend it regular mail? Text them? Or do nothing and just wait for it to be returned undeliverable to me in a month and keep it unopened as evidence?

Ya gotta know YOUR state law.

The postmark proves you mailed it so keep it.

Indiana just requires us to SEND it so learn your state details.

In real life: we send another atatement and check by regular mail. People in debt don’t sign for certified mail. I want things settled with no risk of them coming back complaining.

Some tenants send me letters during a holiday season via certified mail. The post office has an hour wait for pick-up. I don't have the time or patience to stand in line. So when I send notice to a tenant through the mail I do so one of three ways.

a) simple first class postage stamp

b) proof of sending

When I sent back the accounting of the security deposit to my former tenants, I sent the original via USPS certified mail (return receipt requested) and a copy via first class mail. I also copied the first class envelope with the metered stamp that showed the date it was sent & put that copy for my file. --108.188.xxx.xxx

here, I just need send it ... no proof required. Of course, that would be dumb on the landlord's part. So, if I feel like being a pain in their tush (because they were in mine), I send it certified. If I just want proof for myself, I send it with proof of mailing ... not sure of the cost but cheaper than certified and recipient doesn't need to do anything.

Silliest part of any of this is, we can send (or be accused of sending) an empty envelope or one with construction paper inside, etc. then it would become "he said/she said" --72.70.xxx.x

Thanks. I googled their new address. It's a condo and they didn't give me a unit number on their forwarding form, so I just assumed it was a house. I think that's why the certified letter didn't get to them. I just texted them asking them about unit number. --72.188.xxx.xxx
