Someone came today to give me an estimate for a lot of work in a vacant rental.
One of the the things they estimated, that I hadn't thought of myself, was spraying/painting the popcorn ceilings.
These ceilings have a few cracks here and there and some dust/dirt in a few places but mostly look okay to me.
Would you have this done in a rental or is this money that could be better be saved to use towards other things? Thanks. --72.188.xxx.xxx |

There's an art to painting popcorn ceilings. Make sure the guy knows his stuff.
If you roll the same spot twice while it's still wet, the popcorn will turn loose. Better to spray if possible. --98.122.x.xx |

Becareful!
If the popcorn ceiling has only had a latex paint on it, particularly cheap white flat ceiling paint and you paint it with latex now, the popcorn may absorb the new latex paint, soften and start to peel off the ceiling. If it is a popcorn finish that was sprayed on, as it most likely was, its even more likely to loosen with a latex paint.
To be safe, use an flat oil paint, so it wont be absorbed. After it has been carefully painted/sealed with the oil, THEN you can safely use a latex paint. --70.31.xx.xxx |

Stop! Is this house built before 1978? The popcorn ceiling may contain asbestos. If the person removes the ceiling and is running the heating/air system, and you have asbestos, your house will be contaminated and cost thousands to re mediate.
Have the ceiling tested for asbestos first. Then proceed to either remove or encapsulate it.
As a contractor I have a microscope and testing lenses to identify any asbestos. A lab can turn around in 1 day and have reliable results. --47.156.xx.xx |

I agree 100 percent with Robert J.
Popcorn ceilings on houses before and around 1978 contained as much as 5 percent asbestos. When asbestos was "removed"from building materials about 1976, the makers got their lobbyists and Congress people to agree to let them use up all their supplies because not to do so would cause loss of profits(profits being more important than people's health) So as a result the companies making products with it were allowed to use up their supplies. This took about 2 years. So those who think 1976 was the cutoff and anything after that is OK, might want to rethink that. --66.188.xx.xxx |

Often the popcorn hides a very sloppy and incomplete finishing job on the drywall. Considerable work to be done after the popcorn is removed. The limited finishing work was one of the reason that the popcorn was used initially. Heavy smokers really mess up the popcorn.
One tract builder in my area used subs for the drywall-- apparently with little supervision. The drywall folks used only half the specified number of screws in the ceiling-- more profit for them. Blew in insulation in the attic on top of that. A few years later, some of the drywall fell. Builder was dead, corporation dissolved, no one knew who did the drywall. --66.226.xx.xxx |

We just paint sprayed one of our units along with the walls. Ive removed popcorn as well. It can be a bit messy and a bit of work (recommend taping plastic to the walls and floors, get a heavy duty spray bottle and a scraper, be careful not to gouge the ceiling)

Easy to spray. Paint that is applied via spray is a thin coat, one that dries very quickly.
When you spray, take and toss glitter into the wet paint and you will have a great clean look.

Consider testing the ceiling first for asbestos. Then if no asbestos do one room at a time start in a bathroom. then do a bedroom. Do the next room when the next vacancy occurs.
Originally when the popcorn ceiling was done. It's a lazy way to finish the ceiling. Unfortunately someone else will have to deal with the ceilings in the future.

Depending on the square footage of each room, some room will call for more than one test from different areas of the ceiling. I worked on a 11,000 square foot home and had over 40 samples run before removing the asbestos. I also tested the air conditioning ducts because the owners had other work done before i came on the job. --47.156.xx.xx |
