Just curious what others invest in besides real estate? I have 2 people paying off there land contracts in next 2 weeks....will walk away with around 185k.. I want to diversify a little.. I will still be buying homes but want to take some chips off the table. The only debt i have is my primary home but it is at like 3.25 15 year fixed. Not worth paying off. I would be happy with atleast 5 percent.. I am 42.. Have about 30 to 35 sfh homes all free an clear. Have about quarter million in mutual funds. I dont talk money with family an friends always feel like i am bragging an dont like that. --107.77.xxx.xx

Sadly not very diversified. Couple hundred thousand in stock market (dividend stocks.) A couple of family RE loans at 6% or so. Rentals. Cash.

This is the main reason I got into rentals....all my money was in the stock market 12 years ago. I have a masters degree in finance and wanted to diversify. So now about 25% of our money is in real estate, the rest is split between various investments such as equities, bonds, international stocks, and some cash. I feel much better with our portfolio this way...if the market dives I'm much better off because the houses likely would not devalue at the same rate or same time. --99.92.xxx.xxx

Jason, it is hard to diverify into other investments where you have as much control as real estate. That does make it hard for a real estate investor like me who likes control to invest in other investments.

401k with a bunch of money due to longevity, good manager and the pres.

Money market with property proceeds

PSEG stock with dividends

Some antiques and art that is not bringing that kind of bucks anymore.

My dad collected coins and gave me his collection before he passed. I am selling it on Ebay. Coins are great. They are beautiful, not breakable and have dates right on them so no one has to guess.

I recently bought JP Morgan Chase Preferred stock paying 5%. Or invest in a Vanguard Targeted Retirement fund if you will not need the money until retirement. I am diversifying some into industrial properties. For the price of a modest house I can get an acre and put a steel building (pole barn) of about 1500 square feet on it. Get an industrial tenant in it. If there's any unused space, I will use the space for startup companies (like a business incubator) and give them space and support (for a part of their company). When a building gets full, add another one on the same lot. Then another. Since an acre lot is 43560 square feet, that equals a bunch of 1500 square foot buildings, even with setback requirements and parking.

Also, industrial rentals have way more favorable rules for landlords than houses do. --66.188.xx.xxx

Look into stocks options. Been following a guy that sells puts, but buy the stock. He is probably up 30% this year. Dow is up like 1.2%.

Myself though, I diversify by business and real estate holdings. Real estate rentals: houses, multi-family, strip mall, office, and warehouse space, farmland. Also own an event center. Have a party rental biz; tents, table/chairs, inflatable, etc. Everything I mentioned, one of those will be going gang Buster's, one will doing little to nothing, and the rest doing ok... --166.137.xx.xxx

I too have dividend stocks and cash, along with IRAs. Also a condo in the Caribbean. But most recently I have been putting money into my older daughter's new business. I am lucky to be able to help out the kids--all 3 different with dif talents and dreams. In March I sold my local condo to my other daughter who is in the process of revamping it to rent out on a short-time basis (like AirB&B)?
