Tenant from a duplex where we provide lawn care texts that when she got home one of her yard lights looked like it was broken when our contractor was mowing. I responded that our workers do their best to avoid items in the yard, and asked if she or anyone else saw him break the light.
Her response: "Ok."
I don't know if that means she accepts that it could have been anyone, or that she still thinks it was him and is not going to argue. This is yet another example of something that should have been in our lease....it has now been added. Our lease specifies that we don't allow landscaping, but we didn't have anything ever mentioned other items left outside. To me, it's kind of a "duh" that if leave something outside, you take the risk of it being stolen, destroyed, etc. Not that our contractor is reckless, but gee whiz he can't be looking for every little item that a tenant or their kid could leave in the yard. He's there to mow....not pick up after people.
It's always a learning curve. I told her I'd follow up with him, but I don't expect anything to come out of it. He's a solid guy and I think he'd have said something if it had been his fault. Even if he did break it, doubt I'd hold it against him. I dunno. Might just get her a new cheap light ("We value your business") and send a reminder about items left outside. --173.19.x.xxx |

A good reason to have tenants take care of mow and snow, if they can not keep the grass below 8 inches we will be forced to clean everything from the yard and cut costing 100bux per episode - the city charges 320bux,

Sometimes the tiniest thing is super valuable to the customer. I'd have my guy replace it immediately, with a smile. For a few bucks I can look like a hero.

It's a yard light. Fix it and move on. Ask the yard guy and you'll mostly hear it was like that when he got there to mow. Mostly tenant or her guest or kid, after all she's the only one to notice or report it. Just fix and move on. Just a yard light! Maybe important to tenant...maybe ask yard guy to be aware.
