I am debating whether to buy a carpet cleaning machine or just rent one. I hate the rentals because I feel like I'm bringing more funk into the house.

I have always owned a Hoover carpet cleaner since kids and dogs. It is nothing compared to professionals which I use at turnovers (yes, I have carpet in rentals), but for all those times a child or dog has thrown up on carpeting or puppies had accidents it is great! I don’t use it frequently but when I need it, I need it. Neighbors and friends with dogs and kids borrow it too since it doesn’t make sense for everyone to have one sitting in a closet. --24.61.xxx.xx

I rent the homedepot machine for turnovers.

Ive paid a professional and even had him come back to redo his cleaning. 3 years latter I still got the carpet cleaner with a homedepot machine!

Look for a machine with digital music system, the cd player skips as much as cassette tapes, think of carpeting as a huge waste of time, take good music so the time can be enjoyed while it is otherwise wasted fooling around with funk, smooth floors and area rugs will put you hours ahead of the rock-n-roll one way ATM machine - the money goes in but it never comes out. --76.188.xxx.xx

Vee--I hate carpet. To me it's just a giant petri dish. But sometimes it is the best solution for an investment property. This house is 100 years old and the floors are all uneven. Carpet and padding does hide it a little bit. It is not worth the money to straighten them out or even replace the carpet at this point. I'm not spending any more than I already have so I'm finishing repairs in progress, cleaning, cleaning carpets and I'm done. I think I may just take Andrew's advice and go ahead and rent for $30. I actually don't mind the labor. The only part I hate is dumping the water and refilling. It's so gross and I hate stopping in the middle of a project. --99.182.xx.xxx

The truck mounted cleaner around here got to be awful when the weakling son took over. I bought a Bissel. The handyman runs it for me and it does a great job. Wow- thanks for the reminder why we got rid of carpet. I get complacent and forget all the hassles and expense we used to endure.

How much is your time worth? My guy has ‘$99 for 3 Rooms’ in giant letter on his truck. My price was $25 per room.

The one time I tried a Rug Doctor it took 45-60 minutes per room plis pickup and return time.

Truck mounted steam only.

If the puny Rug Doctor pulled out a bucket of nastiness from the surface just think about how much is still lingering in the carpet.

I used to use the uneven floor excuse too but found alternate methods. A layer of luan is easy. The investment pays off. Now we save $$$ on each turnover AND my prospects hate carpet.

Sisco--this is a busy busy market. My sister lives in St Louis and there is a big difference in what they pay for certain services vs us. We just can't hardly find people and I'm done with jacklegs. Brit of NC, you most likely don't want to hear it.

HOWEVER,

Carpet is a major problem with dirt and dust continually gathers in the carpet. No matter how much you clean it. Plus the continued walking on the carpet brings more dirt and dust into the unit. Do yourself a major favor; replace it with luxury click vinyl flooring. Then your cleaning costs will be reduced and prepping for the next tenant will be reduced as well.

I disliked that tenants don't take better care of our wall to wall carpeting provided in a rental. To try to solve this problem I conducted many experiments. First I purchased a dozen used rebuilt vacuums and handed them out to my tenants in a "C" class property. Three vacuums came back destroyed. The tenants were trying to vacuum up without clearing the area, sucking children toys into the vacuum. These were metal Hoover upright machines that can last 50 years, but not in the hands of my tenants.

My goal, if tenants paid their rent on time, on the anniversary of their tenancy, I'd shampoo their carpeting for free, a $100 value. With over 100 rental units, I was shampooing carpeting twice a week. Not worth my time or effort.

Next experiment I installed the same exact carpeting, from the same roll, in to apartments in the same building. This was a "B" class building in a "C" area.

A year later, one apartment's carpeting still looked brand new, and there were three children in the unit, age 3, 5 and 10. In the other unit, the carpeting looked around 10 years old. In that unit, there were also three children, 4, 7 and 9.

Both units had stay at home mom's. Just one that kept the carpeting in perfect condition once owned a home and treated the apartment as her home while the other family took better care of their car than thee apartment.

The rug doctor shampoo machine with hand attachment for steps and furniture price has gone down to around $500. --47.156.xx.xx

I should sell you my carpet cleaning machine. I invested in the strongest portable unit on the market and a RotoVac machine.

Here's a video of my guys from 10 years ago. The renters were Mexican, the entire house was coated with cooking grease and the men worked at the foundry. find a lone wolf pro with a truck mounted machine...they pull a golf ball through a garden hose and give you nice hot water and a FULL dewatering. the portable machines leave a lot of water in the flooring. the guys that run 'em have better pre-treat chems. if the guy knows you run rentals he should grant a better price. 30 a room is about right for the hour he will be there. my guy has been with me for years and he knows i am a returning customer. a smart operator seeks us out...we are the meat that keeps 'em alive rain or shine
