Hello everyone, do you guys use the Rental Application that Mr. Landlord offer free? Or do you use your own, or none at all?

DO you use a broker/real state agent for this process?

It is true that if the broker find the possible tenant to be, i have to pay 1 month rent and 5% a month?

Some if not all of these elements will vary in different locations..

Some states have a mandatory application form, most do not.

A Property Manager, typically is a licensed agent for you, and in some states nothing like a realtor.

I use my own customized application. FYI, the Greater Boston Real Estate Board also publishes an application. You can piece together things that are important to you from multiple applications, or use one as is. Although I’ve never used an agent to rent an apartment for me, I believe a fee of one months rent is fairly standard. The ongoing 5% per month is not standard. That sounds more like a property manager. What part of Mass are you in? Depending on your area it may be fairly easy to rent the place yourself. --24.147.xx.xxx

I made my own. I don't use a realtor because I have learned not to trust them at all. They are always desperate because they don't have regular income. If Mr. Landlord has one it has to be good. Realtors who need cash for vacation would put a nonworking bad tenant in your home just for the money. --73.178.xxx.xx

I am a Realtor so I have to use the forms created by the NCREC or get an attorney to create a new one for me. I do add some things to theur application.

As a Realtor I do not use an agent but then I have received at most 6 requests over 12 years. I do find the majority of people who hire an agent for a rental are relo's and those with damaged credit whose income supports a higher end rental but their credit score is a challenge. --71.75.xx.xx

Mr. Landlord has a sample application in the free forms section that someone submitted and it is excellent. I created my own using it as a model and it has served me well. Jeffrey recently mentioned adding the Equal Housing logo which I just did. Makes the application look much more professional.

Zen,I also had an agent get tenants for me.They got A months rent as a finders fee.Some of the tenants they placed ,they didn't check their credit very well.So now I get my own prospects and do my own checking

WE have customized our own application and have now used jot form. you can create the form or use their standard one for free and then send anyone the link to the form. The completed form gets emailed back to you. one months rent is standard and nothing beyond that. And just because someone hold a RE lic does not make them more qualified to find a good tenant.
