NEED TO SHOW PROPERTY BEFORE LEASE EXPIRES

• I bought a property with a Section 8 tenant in it who is not renewing lease, but they resist allowing me to show it so I can rerent it before Lease expires September 30.

• Tenant is leaving for a property parents bought for them and may leave early anyway. Considered offering rent conession, (Actually, even if they move they probably will try to control access, "because we are still under contract."

• Tenant also resisted access to view property in the process of buying it. (Again, this is despite written intention to move).

• Normally, 24 hours notice is sufficient to enter for any repair --71.10.xxx.xxx

Welcome to the haunted house of sec8, gee anyone else experience this? I knew that would get a few smiles, one of 482, 593 reasons why landlords do not like sec8 program - yes the battle with free legal advise (lo income tenant gets free legal aid staff) will be a long one, they string it out 6-8-10 months with silly reasons for pre-trial chat sessions and in the event you lose you are required to pay 350 per hour, plus damages. --76.188.xxx.xx

I would never want to show an apartment with someone in it let alone someone like that. It's a waste of time. You will lose your applicant if they have to look at what is in there. Just wait until they are gone and meanwhile work on making the outside gorgeous. Get all your ducks in order for what you will do inside and get the materials and when they are out you will be ready to rock and roll. Few people will trust a landlord that they don't know to fix whatever is in there and agree to rent something without seeing it fixed up. --73.178.xxx.xx

What happens if there are fleas?

What happens if you need to repaint the entire place?

What happens if you need to refloor the entire place?

What happens if it's smelly?

I never try to rent a place if I'm not confident it's available for immediate move-in. You've bought the property... how confident are you that it will just take a cleaning lady four hours to get it move-in ready?

If I have a place that I've renovated myself, and I've put a tenant into, I have a good idea as to how easy a turnover it's going to be. But you've never seen the place empty yourself, and the tenant's not someone you hand-picked.

I also don't like the liability of bringing strangers into someone's personal space, with all their personal stuff lying around. That's what file photos and walkthrough videos are for-- to generate interest or help with decision-making before the place itself is ready for a physical walkthrough.

Getting the former person out and the new person in within hours of each other is a terrific goal, and is achievable, but I don't think it's realistic with this specific set of facts. --96.46.xxx.xx

I agree with above. Anytime I have ever tried to show an apartment that was not rent ready, things did not go well. Complete waste of time. You have no idea what condition they are going to leave it in or what repairs will be needed. --32.211.xxx.xxx

1-Welcome to the Board

2-Do not use your real first and last name on this very public site. You, your family, and your properties will be easy for ANY one to find.

3-NEVER show a property with someone else's personal goods in there. Your properties will always show better--and for more money--when they are empty, repaired, and pristine clean! It will look larger and brighter.

YOU know what the place looks like clean and ready for move-in, but the applicants never saw it that way! All they will see is the junk and clutter of someone else's life. It is a big turn-off.

EVERY place will need some repairs and cleaning after a tenant's move-out. Get that done first--then show. You will get better tenants! Missing 2 weeks rent is WAY better than getting a tenant that is 'OK' with dirt/mess/clutter. And the new tenants will see that YOU care for the property. A WIN-WIN situation. --108.87.xx.xxx

Bobby welcome to the best landlord site on the net.

Although it's not appealing to wait for the current tenants to move out there is an upside outside of the fact that it will show better after cleaned and made move in ready. By waiting you have the opportunity to consciously and deliberately make the decision to go sec8 or non-section 8.

Are there any specialized or groups in particular in your community that are under served? What you can do is with proper notice begin doing any deferred maintenance and repairs (then you won't have to do them later). What.. you say they won't like that... tough darts. If they really don't like it offer them the happy claus and let them be on their way.

Bottom line you can do a lot of outside work and make inside repairs all while you have a rent payment coming in. This will give you time to decide what tenant pool will be the best fit.

You never mentioned how long you've been a landlord and I don't wish to offend but if you're new to dealing with rental properties you've come to the right place. Jeffrey Taylor (Mr Landlord himself) has a lot of good materials available on the Mr LL site.

You'll find a great search function here in the Q & A section. This is the best place to come up to speed fast and can save you literally thousands of dollars in mistakes. Again welcome to the board.-- --71.213.xx.xxx
