I bought a 4 unit at foreclosure auction,the day I bought it I left cards and asked everyone to call me,2 vacant and 2 occupied,a week went by kept leaving keys,0ne unit calls son had committed suicide in the unit and mom was taking what she wanted and I gave her my scrap guys number and he took the junk cars.Other occupied unit never called and I must have left 10 cards and he never answered the door.My attorney evicted him once I actually owned it and Tuesday I can go to the sheriff so I left a card Thursday.He finally called yesterday and said he wants to stay but was too busy to call,this is 60 days after I first started leaving cards,says he has been there 27 years.I told him too late for that if you are gone by Monday the sheriff wont be putting your stuff on the street.What must go through his head? --72.231.xxx.xxx

You left cards? Not everyone thinks that is an invitation to call but just a bother. So you just blew away a paying tenant by not communicating well enough. I see it here in your responses. Why don't you revisit that? It may be that his place is trashed after that long and it needs to be redone to even pass an inspection but maybe not. You could end up with another suicide. Really. Ken, you are doing the right thing. Any tenant who ignored your multiple contacts, then the eviction notices, and made you go through the whole eviction process is asking, no begging you to make him move, The “I want to stay” now line shows just how little he cares about your and society’s rules. I disagree, has he paid on time for 27 years? Some people just can't deal with stressful stuff. Have you talked to him? Dumping a 27 year tenant might not be the best solution if it is a "good" one.
