I've owned this 4plex for 13 years and now live in one of the units. The laundry room is located in the carport area. I am considering expanding the laundry area to accommodate two commercial-sized stackable washer/dryer (currently, there is only one washer & dryer, which is a nightmare for tenants, also it is not coin operated). I'm not thinking of selling the building so I think I would like to make some improvements to make things a little nicer around here. I received a quote of $2500 per stack of Speed Queen Coin Op (commercial). I do not yet have a quote from the contractor for the expansion of the laundry area.

Do you think this is a wise investment to bring this '70's building into the 21st century, or do you think I should just keep the status quo? Opinions?

One coin operated washer and dryer is plenty for only a 4 unit. I have a set in my 4 unit, 5 unit, 8 unit and a 10 unit with few issues. Tenants have to share, after all there's 16 hours in a day that they can be used. That's 2 washer and dry's per day per tenant.

I do not use commercial front load washers, cost too much and hard/expensive to fix. I go with a top load washer, Whirlpool, from a discount Outlet store / scratch and dent appliance --47.156.xx.xx

Robert J from CA - would you recommend a top loader coin op machine? I had a Whirlpool front loader for a few years and had nothing but probs. I got rid of it and bought a top loader basic model and it worked fine for 5 or 6 years. When I moved in I brought my top of the line Kenmore washer and dryer from the house and after three years, it's showing signs of wearing out. You don't recommend a commercial type? I'm double thinking now, from what you're saying. $5000 for two stacks is a bit much I know. And you think one washer for 8 people is enough? I get complaints from the tenants... --75.174.xxx.xxx

I also use Whirlpool top loading coin ops in my buildings. The last bunch I bought were around $1,200.00 a pair. I find that 2-Ws & 2-Ds work fine for 2/3 units. In 4-8 units, I usually install 3 sets. When planning the space I try to make provisions to easily add another set at a future date. It doesn't add much to the initial cost but saves me a lot when I decide to add another set of machines.

I find that as long as the space is neat, clean, well lighted & has both a folding table & a hanging pole the tenants use them regularly. I install laundries as a another amenity and as a way to of keep portable W&Ds out of the individual units. As long as I recover the utility cost & some money towards the eventual machine replacement, I'm happy. --71.174.xx.xx

A few considerations from my experience.

-never provide free laundry unless the tenant is paying all the utilities, therefore you should already have coin op machines.

One washer and one dryer should be adequate for 4 apts, unless their are lots of kids or other special needs.

If you dont provide laundry faciliites, tenants will bring washers into their apts.

Stackable units are harder to work on for repairs.

If laundry has been provided in the rent, then switching to coin op would require ontario landlords to reduce the rent accordingly.

Commercial speed queens would be great to have in a multi unit rental. But they are double the price in canada compared to what you pay for them. So I use real commercial (used) whirlpool toploader machines. Homeowner washers and dryers can be fitted with aftermarket coin timer boxes. But I dont know how well the timer boxes work and suspect the light duty machines would not last long. --70.31.xx.xxx

I had two four plexes next to each other and put a laundry room with one washer and dryer into the one building giving keys to the other building. It was no worse than high end complexes expecting people to walk across parking lots with their laundry. It worked out well except occasionally one wanted to wash at the same time as another and then I had to mediate. Then one guy was stealing the soap from others and they all filled their soap bottles with bleach so he got bleached and complained which of course revealed who was stealing the soap. But I had fun with it collecting the quarters and rolling them. I sold the two buildings to one buyer so the laundry room kept on producing. I would not get stackable as those are hard to repair I have read. I would also make sure the heat is good in that area so you don't lose the machines. I see you are in ID. How do you keep that heated? One washer dryer for four people should be enough unless they are big families. It cost me four thousand for all the electrical and pipe issues. When you go coin op sometimes the codes change so if you get permits better check. --73.178.xxx.xx

Speaking as someone who does laundry, 2 sets of machines would certainly be appreciated any place that laundry had to be carried out of my home. Whether or not you should expand would depend upon the cost, but defineately switch to coin machines. --72.35.xxx.xx

The laundry room should be enclosed heated and air conditioned. Also keep it clean and update paint.

No to stack units.

No to top loaders due to potential leaks of the valve system using more water.

Find commercial units, a coin laundry supplier in your area should have some nice used units they could install for you. Go with the next bigger size so a comforter can be washed. Plus charge the higher price for the bigger coin op units.

Go to you local coin laundries check out what the cost is for the washers and dryers. The tenants will pay the cost for the convenience.

Also install camera in the laundry for security reasons.

I guarantee non residents are using your laundry too. A security camera would show you who uses the FREE laundry now.. --99.56.xx.xx

Speed Queen or Huebsch is made by Alliance International which is much better then GE or Whirlpool. Dexter is probably the best front load washing machine and clothes dryer but expensive. Consider converting to a natural gas clothes dryer as the machine runs for 45 minutes instead 60 minutes which over time saves wear and tear. Top load washing machines use 40 per cent more water along with a considerable amount of hot water which adds to annual operating expenses. Have a Whirlpool front load washing machine in the house which works but far from the best front load along older Maytag natural gas clothes dryer before Whirlpool took over Maytag then made a machine cheap. Investing up front with better more energy efficient that cost less to operate will pay off over time. Water, sewage along utility costs are never to go down. --147.194.xxx.xx

I went to a factory outlet store, at that time Sears had an outlet store too. I found a 3 sets of top loader washers with dryers. If a appliance sat on the floor for 2 or 3 weeks unsold, they'd lower the price by $50.

So a new Whirlpool set, coin operated washer (top load) and dryer was around $1,200. But because during delivery one was scratched and the other had a small dent, they were listed at $335 each. After 3 weeks the price went to $295.

One set had no locking coin box, they were missing. So I asked for a reduction. I get each, the washer and dryer for $225. With tax the set was around $500.

I had used coin boxes or could have purchased a set of coin boxes for around $32 each.

I put this set in a 5 unit building. For 8 years there was no problem. Then I had to replace a transition coupling from the motor to the drive unit. That cost around $10. Then 3 years later a tenant forgot to clean the dryer lint filter and a internal fuse blew. That was around $18.

The washer had an issue with the pop-in fabric softener holder. That was around $22. Also I had to replace a lint filter, that was $26.

I've had this set now for 20 years and the repairs cost me over time around $100. This set was excellent. I put another set in a 8 unit, 10 unit and 7 unit building. These coin operated machines are built simple, easy to maintain and part are available. --47.156.xx.xx
