Was contacted today with this scheme:

Loftium would lease the home and pay you each month ensuring timely rent. We'd then place a fully screened tenant who would live on site and manage the Airbnb.

Loftium signs a 1-year lease for above-market rent within 24 hours of touring the home and verifying the layout. You get automatic rent on time, every month, and there are no placement fees

We're a Seattle-based company that works with homeowners who are open to us using Airbnb income to guarantee higher rent for you and lower rent for responsible tenants. Our mission is to lower housing costs for renters while increasing the value of owners’ rental properties

You can do the same and pocket more money with Airbnb.

This Seattle based pimp is not your friend.

Their stated goal is to "lower housing costs for renters" while their real goal is to max own profit using your property. --99.59.x.xxx

I know that Vegas/Clark County have really tightened the screws on Airbnb. I doubt that this outfit would comply with all the licensing laws and restrictions!

Sounds like you'd be maintaining the rentals, cleaning them and prepping. They'd post your house online to rent airbnb. They'd get most of the income and you'd get a higher rent. They have the risk, and you don't

This sounds like a good way to test Airbnb in your area for 1 yr without any risk. By the end of it, you'd have a good idea of how profitable Airbnb would do in your rental and you'd have your management team in place to prep the rental between rents. You'd also know the type of renters you'd attract and the damages that could occur and the seasonality of attracting renters. --108.69.xxx.xxx

I am puzzled about their mission to "lower housing costs for renters." What does that mean? Airbnb renters, or the rental market in your area? If in your area, I don't see how paying above market rent would help.

Hopefully they aren't renting your place to bad elements. --108.69.xxx.xxx

I would guess that the way this would work is they would pay you a higher monthly rent and then try to rent out by room as air bnb thinking they'll make a profit if they've picked the right city. --71.213.xx.xxx

I am having a great time with my Airbnb this summer. I would make sure all of my questions were answered, and that Loftium had good liability insurance with you named as an insured. The effort with the Airbnb is cleaning, linen changes between tenants. Loftium will be furnishing the house, paying for cleaning and landscaping.

Since Airbnb "guests" pay at the time of booking with a credit card, deadbeats are not an issue. The issue is that houses can be used and trashed as party houses; the on-site Airbnb host should prevent this. Most of the complaints Airbnb hosts have revolve around damaged furniture and stained linens -- issues that would not effect you if you are just renting out the house. --98.146.xxx.xxx

I read their site. It's for homeowners living in that house. They provide the downpayment when the homeowner buys the house and they rent it for 12-36 months depending on downpayment. They even share the profits. However you must live in the house and they aren't looking for investors (at least on the site I saw). So much for my idea of having 30 additional mortgaged houses with no money down. --108.69.xxx.xxx

More money for you, lower cost for tenants plus money for Loftium? Really? Exactly how?

Is your leg wet and they are telling you it is raining? --66.226.xx.xxx

Plus it's a tremendous invasion of privacy. Keep in mind these homeowners are probably not thinking past the downpayment, and not considering the bother of having to care for and house strangers or a whole year. This program would be better served for investors to avoid invasion of privacy. --108.69.xxx.xxx
