That is the 1st mandatory question on our online application. It is useful to figure which marketing approach is working. The other question we have is "Which features desired in new apartment" and the one the gives us the big picture is "Please tell us about yourself".

I don't see why you would want to ask "tell us about yourself". People already overshare w/out any prompting.
I suppose that could be your flag catcher. When the oversharing starts your red flag goes up.
Today's latest story- worked for a contractor 13 years, laid off in Jan., didn't find work so started own 'business'. Wife split up last year, living off funds saved for retirement, living in trailer at brothers house.
Willing to pay me cash in advance for 1 yr rent (that's the synopsis).
My phone pre-screening:
-is the apt for you? (have ex wife/ BF, caring for kids?)
-when are you looking to move/ why are you moving?
- do you have rental history/ proof of paying rent?
-how long have you been at your job/ what do you make a paycheck/ month/ yr?
- Do you smoke or vape/ have any animals?
