Lately, I have noticed several organizations have sprung up - such as AVAIL - which claim to "multiple list" apartments at no charge." While this seems like a great idea for us landlords on its surface, I am wondering what their pitfalls vs benefits are. Please offer any guidance..... Thankyou --173.48.xxx.xxx

You have to go with what the consumer knows and uses. I ask all the applicants I show apts to where to you see our ad, how did you find us? Typically it's zillow and CL. --74.104.xxx.xxx

Because they may use media that go to a population that you would not want in your units, I would pass that by. One really good local paper used to place their ads also in the free handout papers for a few extra dollars. I always said no thank you because if someone can't afford the newspaper, they are not going to be able to afford my units. What if they put your ads in say, porn mags? Assuming they still exist, would you like that population applying? Unless they tell you they only use the well known sites like Zillow etc, I would not trust them. I now use Zillow. In Fall River, the big apartment complexes drown CL with ads so that my ad get's lost in all the noise. Zillow works much better for me.

Also, my wife and I are realtors. We get the very occasional phone call for people looking for rentals. They can pretty much be characterized as "clueless" or "desperate" - not the type of applicant I look for.

Made two plywood signs 2' x 3' .painted them Brilliant White,took them to a good sign painter who painted on one in black letters one Bedroom and phone number and on the other 2 bedroom and hone number,put them,whichever wad appropriate in front of the building,usually filled in a day or two.Used to advertise in local newspaper,Now the newspaper is on the way out,No one buys the paper any more....charlie........no internet,Facebook or whatever..................................... --174.199.x.xxx

I've used a service called rentbits for years. They send the ads to multiple sites. I realized that over 90% of my responses come from Zillow and considered not using them but decided to continue due to their dashboard for tracking leads by property and breaks those down by email including all of the threads and phone calls. It's just easier than sifting through Outlook several times a day. --71.75.xx.xx
