I have decided I am just going to paint everything with flat paint. i am tired of switching between flat and eggshell. It seems like too much hassle when I am doing turnover painting. I know supposedly eggshell cleans better, but rarely am I able to just wipe a wall clean. Thoughts?

Flat blends better if you are going to touch-up or just roll out walls without cutting in. It's also what is expected these days for wall paint.

Cleaning is easier than painting for me, so I use eggshell. A little lavender pinesol with water, painting rags folded, a magic eraser for tough spots and a depending on the timing my daughter or neighborhood child. I enjoy working with a young child. After cleaning a dirty apartment we usually grab lunch or smoothies and I explain why I do this and the financial strategies. --24.61.xxx.xx

We use semi-gloss on the walls. Looks fine and is super durable. You can wipe without damaging the walls. Plus smoke and other odors don't seem to penetrate.

We are able to go many years without repainting - we just touch up where necessary. --50.82.xxx.xx

I do exactly what GlennNC does. Semi-gloss on everything. Cleans up very well. I've had no issues with touch-ups either. I can't remember the last time a repainted an entire house.

I've been so happy with it my own houses are done in semi-gloss, outside and inside. Everything but the ceiling and when I have a really good ceiling they get semi-gloss too. --173.170.xxx.xxx

As Glenn said, we use semi-gloss everywhere. White woodwork, colored walls (ceilings are flat though.)

If you just can't stand semi-gloss, at least go up to satin! Flat is fine when freshly painted, but looks terrible after just a short time and as noted, hard to touch-up and can't be scrubbed.

The only time we repaint is if the place is new to us and we are putting our own color on it (nowadays, Universal Grey.) --50.82.xxx.xx

Absolutely use the same paint on everything.

My issue with flat is that it is often damaged by scrubbing and if you get a good tenant who cleans spills and spots off the walls, it is frustrating to the tenant. It also seems unfair to me to charge a tenant for damaging the paint by trying to clean. --174.216.x.xxx

I find I can get more years out of a paint job by washing the walls where they need it.

I use a sponge floor mop to wash walls. Running a mop up and down the wall is less work than running a paint brush up and down.

Magic eraser for spots and the paint will often look new ( -ish ) again and good for another tenant.

Some rooms, I can get away with just dusting the walls.

Flat paint seems to have dirt soak in an it doesn't clean well.

So since everyone has their own opinion on this, here's mine....copied pretty much from your other thread on the painting between tenants.

Satin on all rooms except bathroom and kitchen. Those get semi-gloss. Wipes up easily. I don't try to make touch ups invisible. My market (Class C) doesn't require it. I'm in the top 10% of land lords who actually paints in Class C (many don't paint at all), so no worries about competition eating my lunch.

The problem with a glossy finish like eggshell, or satin is that not only does the paint color have to match, but the sheen does too. When I touched up a satin paint job, I noticed that the new mix of satin matched the color, but the satin sheen was slightly different.

For walls, I like flat paint and semigloss on trim. Flat paint is the easiest to spot paint. I kept a paint job for 7 years in a rental just by spot painting the bad areas. --108.69.xxx.xxx

I use semi-gloss everywhere except maybe living room and bedroom ceilings. I will always use semi-gloss in the bathroom and kitchen walls AND CEILINGS due to the ease of cleaning mildew/mold and kitchen grease. --50.45.xxx.xx
