Have you ever seen a negative credit score?

I have mother as a guarantor for the daughter. The mother has a score of 775, has assets and income. Then the daughters report comes back with a -1 score. I didn't think this was possible.

She has never taken out a CC or has any accounts, loans, etc.

That doesn't sound right. I think 300 is the lowest it can go? The lowest I've ever personally seen is 450.

It sounds like this is someone who should have received no score, since no credit history. The credit agency may have made an error on the report score? --72.188.xxx.xxx

Is the daughter handicapped? This is very odd. I have had parents drop a large semi adult kid on my unit and then abandon him or her. They don't last long and usually they let water run through the floor and stop paying the rent. I would pass on this one. --73.178.xxx.xx

Must be an error. FICO goes from 1 - 850.

I've seen them come back with no credit history.

(BTW: To me, that's better than a negative one)

Although there are some "industry specific" FICO scores, most are general purpose and range from 300-850.

Not sure how a -1 showed up.

It could be a score of "No FICO score" and the system doesn't know how to handle a blank entry. Or for some reason, they automatically deduct 1 point from each credit score and a 0 or no FICO score -1 = -1.

No credit will show no score. The only thing I can think of is that it is some alternative score. Today they are using utilities when someone has no credit. I haven't seen one but they announced in January that they would start this.

Why does the mother want her out? If she's helicoptering the daughter may be unable to act on her own. Maybe mom's boyfriend is making a pass at the daughter so mom wants her out. I would no way take a 25 year old with no credit and a hovering mom after the experiences I have had with young people and adults pushing them into one of my units. Just had a young couple with new baby and grandmother hovering. Grandma is a long term tenant. The two of them could not handle living over someone who, god forbid, might make a noise downstairs. They smoked skunky pot and when I complained they moved. Good riddance. There is something wrong here. --73.178.xxx.xx

I currently have 2 tenants who are recent grads. Parents are well heeled and paid for everything from college to rentals to cars. They have both graduated and have good jobs and pay well. To date they've just never needed credit.

I recommended they get credit cards and use them to establish credit which they've done. Not everyone without credit is hiding something. They were just more fortunate that others. --71.75.xx.xx

I've never seen a negative score. I occassionally get a "not enough information to score". If those people screen well for references and income, so far, they have always been good tenants.

Highest I've seen? I get quite a few tenants with scores over 800, but the highest was a young couple with a cosigner and all three of them had scores over 820. ( that tenant bought her house she was living in from me, all cash) --174.216.x.xxx

Brad,

young/ first timers is a niche I like. They have family support and are easy to train, as they take instruction.

I can understand some here are wary that the parent is dumping their kid on me, but the references check out.

I did have a kid a few months back who was looking for an apt, and living in a hotel because his parents threw him out. My Q then if the parents don't want him why would I?

Transunion Smartmove used -1 as a placeholder for not enough info to create a score.

I'm in class C territory so a youngin' w/ family support is a big plus over a DSS/ S8/ SSI tenant . Aside from the fact that the tenant is new to her job, she makes to rent enough to be w/in 25% of income to rent margin.
