I showed 2 units to a couple today, She is 22 and he is 28. They both have good jobs of over 2 years and each makes over 4 times the rent. They are nonsmokers as well. She explained to me that he had been evicted with his previous girlfriend(not her) in 2015.

He states they only took the evicted unit for 3 days and there were so many problems they moved out immediately but they are being sued for 3 months rent. I do know this landlord and he does go after judgements against most of his tenants, then he works the lawsuits.

However, she asked all the right questions and he kept dropping red flags. In the first unit when he found out it had a gas furnace as the only gas appliance. He said, " I'll just leave the gas off and use electric heaters." My reply, "No you won't."

At the second unit, after his girlfriend said they had the money to move in. He asked me, " Will you work on the deposit or let me paint to work it off?"

Gads! These all push my buttons and he needs a total attitude adjustment.

He will ruin her credit and record. Those red flags show why he has an eviction on his record. It is so sad to me to see otherwise bright hard working kids get dragged down by a poor girlfriend/boyfriend. --24.61.xxx.xx

Both tenants must pass the screening. And he does not. She is making excuses for him. He does not take responsibility for the problems.

She is ready to commit, he continues to want to work things out and negotiate a deal.

Have they lived together before? This does not sound promising.

Ah! yes-- her credit. my question is SO? There's a rental to lease-- money on rental- fees and court action-- more income and fees. Collection and debt-- more income to be made-- swim in the deep end. Credit card company's wouldn't exist without FEES.

Ken let me floor you. 100% abso-positively yes. Good jobs-- my gosh yes. I make way more money in collections than rent. Rent brings in -- as an example-- 100.00 per month. Skip outs and collection fees court cost and 15% interest not only brings in 3 times that amount-- its a frg"in pyrimad-- cause you can do it time and time again on the same property-- you get 4 or 5 past renters paying for damages-rent-collection on the same property spread out over 5 or 6 years and keep the base of the pyrimad expanding.

Ken it is very difficult and expensive for people to declare BK to avoid debts. YA gotta go after them. Here's our key-- we don't hire it out-- reason is simple - no one will collect OUR money the way we COLLECT our money.

Some will say how could he? I say how could they ruin a perfect home i gave them? I wouldn't let them destroy a 50K car WHY WOULD i LET THEM WALK FROM A 200k HOME? I don't. --99.103.xxx.xxx

MYOB,if it works for you keep doing it but I prefer to have tenants who pay me rent and don't require a lot of attention.I am not afraid of an eviction and collect on those that I can but I am not interested in putting in someone that I know will become an eviction in 6 months --72.231.xxx.xxx

I finally found the right spelling of his name. They added an A to his last name spelling. His eviction was not 2015 but 5/23/2018 and he has two other evictions since Dec 2016. I think Ally might be right and she may never move in. She calls him fiancee and they are less than two months as a couple. I am passing big time. --216.23.xxx.xx

Ken I understand yours and others feelings about good and great tenants (and they are very few and far between).

We have NO long term tenants-- never have. Don't want them either. So turn over is high-- credit scores are lower than most here would take--- however the income stream is quadruple per unit than just + cash flow from one tenant. The consept is difficult to explain in writting. Credit score 550-- been on the job for 9 years? no problem. We try to lower the score for them by collecting on debt from damage. My collection guy says "man you gotta work to get a score that low". --99.103.xxx.xxx

We are not renewing the lease of the good girlfriend bad boy friend choice now. And yes they lie about real name on application and that is why you need to rescreen after you get the driver license. They both have to check out. I always tell them , so you break up and I am left with the no job bad credit one, no way. --74.104.xxx.xxx
