Most won't know what this post is about. synopsis. last year we billed a tenant for clogging sewer line. 325.00 bill for plumber. this year line clogged again and using a discounted camera coupon (99.00) i had camera placed in line. there were roots - so we dug up line and fixed it.

Not feeling right we sent the 325.00 from last year back to tenant with note explaining situation. We posted here and wagered somewhat that my bet was the tenant would not acknowledge or thank us for the refund. So after 2 weeks-- I'm reporting -- NOT A WORD of thanks for the refund or for being honest about billing. (no I'm not crying over it just telling how tenants really think).

So as the rich landlord with trees all over your property, you immediately charged your tenant for a problem he didn't cause. He couldn't fight it. But you should have had root problems before or your plumber, the first time, would have known it it was roots or something else in the line. I'm a plumbing contractor and know from the feel, sound and difficulty if it's roots or not. So instead of being thanked for the refund, your tenant is pissed that you charged him in the first place. I had a kid bash in a mailbox on one of my properties a few years back. The police caught him, and he came back and replaced it with a new, similar mailbox the following week. I went out of my way to NOT thank him for replacing the mailbox he ruined for several reasons, most of all because I didn’t want to in any way reward his bad behavior. AND I was not grateful that I was brought back to even after getting wronged. I know you didn’t intentionally hurt your tenant, but you did. Making it right with him was the right thing to do,

Well they were inconvenienced at least twice with plugged plumbing. The first time they were blamed for it and charged $325. You had to know they weren't happy about this but it could have cost them a lot to fight it or prove they were not the ones to cause the problem to begin with so they paid the bill.

I'm with JR here. I think a little something extra like a gift card would have actually been a nice, "Sorry, I guess it wasn't really your fault after all" gift.

Under the circumstances, I don't believe I would have been thanking you for returning money that should have never been billed to me either. Sometimes we just do the right thing because it's the right thing. --50.45.xxx.xx

Robert as they say in GA-- i didn't just fall off the pumpkin truck. I always ask the plumber to check for roots on his snake when he exits the pipe (or any feminine products) . Also no trees within 150 ft of where we found roots. That's also not unusual-- roots go on and on looking for water.

Not to offend anyone but when there's 4 teen girls in the house and a mom -- well you know what i'm thinking is in the pipe!!!! Would never say it but thinking.

Robert CA one point I'd like to make when my phone rings from a tenant-- here's my policy when answering a tenant call-- no matter what-- I answer under the assumption this call is going to make me money. No matter what it's something the tenant did and how do i generate income from the call-- and i haven't even answered the call yet. Maybe they have not yet thanked you because they are still in shock because you were honest and returned money to them that you didn’t really have too but because you are honest you did. Sometimes knowing that you did the right thing is thanks enough. But still, had I been in the tenant's shoes, I'd have thanked you. Had you included a little something extra, I'd be telling all my friends what a great LL you are.

To you non-thankers....If you called an exterminator to treat your building for termites (expensive) because you noticed some wood damage but he told you that you don’t have termites, just a dented gutter which is causing some weather damage, would you thank him for his honesty? How about the plumber who only changes your thermocouple when you thought you needed a whole assembly? Does he deserve thanks? I would say so. This was an innocent error that myob fixed. It wasn’t making good after having done something malicious. He wasn’t TRYING to rip off the tenant. It’s becoming increasingly rare when people act honorably.
