Come in threes! First turnover, only an eight month tenant & no surprise.... Second, a six year resident, hubby says not as bad as he expected, so I wasn't as well prepared as I would have been, ha ha. (It's bad). And third, a four year resident, but the good news is go up on the rent, the bad news Is I am getting too old to do this. I can't hear prospects well enough on their cell phones that crackle & cut out. Also, I detest advertising on social media, people are so rude and hateful that aren't even interested but like to pass judgment. One guy commented that mine was a rip off at 600.00. (A three bedroom, two bath singlewide on an acre with a heat pump & range & fridge included!) He said "You can rent a da## house for that." A couple people defended the ad, but I got disgusted & deleted it. Thought I'd rest up and try again next week. Phone was ringing off the hook! --71.219.xx.xxx

Do Craigs List and let them email you. I did the current one this way and it works great for me. You can tell something about them by the way they express themselves. Then you can call them if they seem worth while and get more information and ask pertinent questions too. I had a list of questions and as soon as I got an email I sent another email to the prospect with the list of questions. If the answers were good, I gave the prospect my phone number and just arranged a meeting. I had three showings and the first one decided to take it after a couple days of thinking about it. Second one needed more light in the place for her well being and that of her plants. Third one's lease ending was too far off for me to hold the place. --73.178.xxx.xx

I do use Craig's List and have gotten a few good ones. A lot are names I recognize from being contacted by them each time I run an ad! (not good)

We received one phone call after 10 last night, (we were already asleep), I was civil but I learned enough in a few seconds to know he wasn't the one. I think we'll go up and place a sign on the property today. I'm tempted to put it on the market because of our age. We want to spend more time at our condo at the OBX, less time worrying. --71.219.xx.xxx

If you are using a cell phone turn it off when you go to bed. 8 pm is usually my cut off unless it is an existing tenant and something quick to respond to that I choose to engage on. I don’t want prospective tenants thinking I work at 10 at night. They are not expecting anyone to answer at that time. Same thing I occasionally do when I am putting in a call to my plumber, pest control, etc. it is just to let them know to call first thing in the morning. --24.61.xxx.xx

Toughen up. It is part of the business. I always say, when things are running smoothly it is a great business, when things happen, it is a tough time to get through.

I like to advertise on the internet myself, Craigslist has worked well here. You get emails, you can ignore the ones that don't sound like someone you want. Sometimes people use their real names, so you investigate them on the web first, others use a handle that you can sometimes eliminate (partygirl5) If you do email back and decide the responses are not to your standards, the emails can get lost in your spam folder. I don't talk on the phone until i get through some basic screening through email.

I don't do social media and I agree those that do use it heavily are not worth my time.

Pat, I understand where you are coming from. Recently put up our smallest, cheapest 2/1 house on craigslist/Zillow,etc./facebook marketplace for $550 a month. Went basic, basic, basic on this one. In 2 days I had 80 responses; many from marketplace and most just the "is this available?" posting (and yes, I know that's the automatic response). About 1/3rd asked questions indicating they never actually read any part of the ad.

Normally when I get a response from someone I check their facebook site and our Marshal's Service to determine any history of evictions. This lets me know if I want to respond to them. No way I could check 80 responses. I finally rewrote the ad to state anyone who simply posts "is this available" or "I'd like to view the property" without further information on what they are looking for would be deleted. That helped but there were still many who didn't/couldn't/wouldn't read the ad and they were sent into the marketplace basement.

Now I've got one ad up for a house that has a higher rent and the responses are far less. When you have one where the rent is below a certain level you are likely to get both the unemployed and the unemployable responding and you're likely to be trying to deal with those folks who really can't chew gum and walk at the same time.

I did hear quite a few sob stories (divorces taking place, bad relationships, people just coming out of prison, people asking if I would rent to registered sex offenders) and I was somewhat surprised at how stoney my heart had become. I thought about this and realized in the past I had given applicants "chances" and, without fail, such attempts had, in the end, cost me time and money in unpaid rent, evictions and damaged rental units.

This was our house phone number I posted so I am glad I took the ad down as quickly as I did. The guy that called after 10, called again Sunday when we weren't here, and called today from a different phone so I wouldn't recognize his number, nice. After some checking I found an unlawful detainer for over a thousand dollars so I have a legitimate reason for denying him, besides him being a butt.

I can handle one vacancy even at my age, it's the 3 at a time that overwhelm me. --71.219.xx.xxx
