Barb, look on the providers agreement for the 'credit service' it should have clauses that say the tenant is to contact them directly as you are not a credit reporting agency --162.247.xx.xx

The service I use is one that most of the mortgage companies use and they require us to give tenants a copy just as mortgage companies must disclose the credit score for each credit reporting agency the banks used. --71.75.xx.xx

When telling your tenant that you're going to run their credit report, at that time if the tenant asks for a copy -- then you must tell your credit service and they will provide a water down version. Otherwise if you reject your tenant because of something in their credit report, you provide you tenant with a rejection letter and give them the contact information of the credit report you pulled -- Experian or TransUnion. You applicant will receive a free copy if they were rejected due to something in their report. --47.156.xx.xx

I'm not able to screen for credit in my market, so it's out of my experience, but everyone's able to pull their own credit once per 12 months, for free. You get it from each of the three major credit bureaus: Equifax, Experian, and TransUnion.

So if you rejected someone based on what you saw, that's one thing. But if it's a matter of, "Oh, hey, since you have it pulled anyways, can I get a copy?" you might say, "Hey, have you visited AnnualCreditReport.com lately?" --96.46.xxx.xx
