I've got two units remaining to pre-lease for my place that we are working on finishing up. (I'll be scrubbing floors tonight and tomorrow before we start laying the Allure early next week. Then we get trim, kitchens, and appliances and occupancy!)

So, I've been marketing and answering questions. Everyone has a dog. At least it seems that way!

Last night, got a text back asking about accepting a dog. It is a year old. So I explained my Scooter Test. Your dog needs to be non-aggressive when my Service Dog Scooter and I come to YOUR current home for a visit. I need to know that if Scooter and I come over to change your furnace filter, your dog won't go nuts first thing and growl, attack, etc. Sniffing butts is just fine.

We have an appointment to view scheduled, and if all goes well, will do the Scooter Test a few days later.

Had a conversation with another one, and when I explained my Scooter Test they removed themselves from consideration. It sure helps!

Just a thought, how will you protect Scooter from getting murdered by this dog if it goes for his throat? HMMM? I would not use my furkids as bait. --73.178.xxx.xx

Too bad Scooter couldn't be deducted from RE taxes, though it would make sense that Scooter's expenses would be deducted under medical.

Tenant of mine was noticing peculiar smells in her kid's room, wanted to know if I could bring a professional to determine where the smell originated. I know of no better professional @sniffer than a scent hound. So, my beagle got to work. She was an absolute pro at inspecting too. We got her from a rescue organization, so don't know if she had any specialized training in the past, but no hound ever did a more thorough job. Determined the smell to be garbage can outside of kid's bedroom, oh, and there where a couple of cheese puffs under the bed. (Chomp, chomp)

My sweet beagle was so proud that she got to work. If only I could claim a deduction.... --172.58.xxx.xxx

Ally, so far people with a dog that won't pass are up front about it. I always ask the prospect to have their dog on a leash until we see how things look.

I usually have a cane with me. I will smak a dog if needed but generally I'm good at reading dog signs. Scooter is 70 lbs. I wouldn't with a little dog. --64.251.xxx.xxx

No need to claim RE deduction for Scooter. All his care is medical. Good thought though! --64.251.xxx.xxx

Thank you. I didn't expect someone named Scooter to weigh 70 lbs. --73.178.xxx.xx

Great topic! I'm going to remember it for future use. It could be a new trend, if they don't pass your dogs "sniff" test, they don't get a place. I like it! :) --47.216.xx.xxx

I like the Scooter test! I tell people we only accept dogs that will lead us to the jewelry for a cookie, and that we have to be able to get in the house without them there in an emergency. You can see the hesitation on some people face's when I say that... --50.82.xxx.xx

I'm getting one of those stuffed Scooters! They actually make a fairly realist dog for Memory Care Patients... Maybe I'll get one of those, if i can remember where to order one? Just kidding! --99.203.xx.xxx

@Plenty - slightly off topic, but we encountered an old friend at a rummage sale. His MIL was in memory care, and he'd noticed that she was always agitated, and reaching out like she wanted to hold something. The next visit, he brought her a stuffed rag doll. She now happily cuddles it all day.

He saw that many of the patients were doing something similar, and asked the staff if he could bring clean rag dolls and stuffed animals (which he gets here and there, like rummage sales). The patients are largely more happy and quiet with something of their own to cuddle (and most don't get visitors at all, sadly). --71.175.xxx.xxx

Wilma, if I ever get to a memory care facility in my dotage, there had better be babies (dolls) to cuddle! Nothing better to this mama than cuddling a little one.

My own mother admitted that even though she had all her mental faculties, cuddling a stuffed animal was still nice. --172.58.xxx.xx

Plenty - if you are going to be in town, drop me a line. We can do lunch. You can meet Scooter, and see my new construction.

My 22 yr old and I spent all day there today working, flooring soon! --64.251.xxx.xxx
