I have several houses on HUD. Works in this area fine. I get good people and they keep the property nice. I have a new move in, she screened well, good fit, works part time, two kids, seems to have good family close by property. Her credit score is 590. Her move in date should be this month, waiting for move in slip. House has passed all inspections and she paid the $80 Occupancy permit and their names are on the OC... All is ready to go. Today i get a call from a Church about paying the balance due on her deposit, $5p00, $300 of which is already paid. I also received a phone call from her asking if the guy had called and that i should return his call to get the balance of the deposit. (Really, i have to do something that you should be doing?) should i just take the charity money? I'm having a hard time thinking she make expect me to be the next charity... For example not paying her part of the rent... However currently HUD pays 100%. Why am i uncomfortable with this situation? Should i be? Or just let the Church help her? --99.203.xx.xxx

If HUD is paying 100%, it makes sense she wouldn’t have deposit money. The good news is she knows where to get help and she was following up even though she told you to make the phone call. Can she afford utilities or does someone else pay those for her? --24.61.xxx.xx

My concern would be does she have an entitlement attitude? seems like she expects everyone else to do for her and cant or wont do anything for herself.Entitlement attitude and I would have not rented to her and I if was in your place I would cut her loose if she does have it --72.231.xxx.xxx

Good question. I would have concerns about her keeping utilities on. When i accepted her application she said she has her deposit money and was ready to go. Since then she has had some car repair expense. She had a bit of entitlement attitude, like I'm smart to get someone to pay for this... Just made me take a step back. And who do i refund and refund back at the end? All to her? Will she keep the place or return the home in same condition if she isn't working to get the money back? --99.203.xx.xxx

Plenty, rented to a young vet and his family. Their security deposit was paid by Easter Seals Vetrans Counts program, city welfare paid the first month and then they were on their own. Easter Seals said veteran gets the deposit back at the end of rental. Unfortunately the kitchen was so dirty from cooking they list the majority of the deposit. Maybe the in home visit would be a good idea. --24.61.xxx.xx

A middle aged tenant with cancer was receiving temporary benefits while under treatment. Often these benefits would stop and it would take weeks if not months to get started again. In the mean time I'd sometimes go months without getting my rent money. But I have a heart and understood. My grip is this tenant had 4 adult children that wouldn't help out.

Once it was going on 3 months without a single rental payment. I couldn't allow myself to be the only one giving a handout when others were responsible (Social Security, Welfare, Unemployment and her children). So I told my tenant that my generosity was growing thin and I had to put my foot down. She said what options do I have? I said you can move in with your children, two of them have offered you a room and your church offered to help -- all you have to do is ask.

So my tenant went to her priest and asked for help. The evening the priest asked his congregation to help out. The priest said her landlord has gone 3 months without rent waiting for her benefits to resume. As they were about to pass a hat around the Church, one gentlemen and his wife asked home much was this women's monthly rent, then wrote a check payable to me. That evening my tenant called me and handed me the check. The next month the Church issued me a check from their account and latter got contributions from their members.

I wrote a thank you note to the Church telling them how much I was moved by their assistance and they had the letter framed and it hangs on the Church walls.

So accept any given handouts that are given with the best intentions.

Of course you have to talk directly to the church. They have to verify the amount and where it is going. Con artists are always trying to scam churches. The churches have to be careful.

I had a long term good tenant whose husband walked away and her church paid her rent for several months. Every month I had to write a letter and mail it directly to the church in order for them to send me the rent. That's the way it is done. --174.216.xx.xxx

It appears you selected a potential tenant w/out income you can garnish. I've taken tenants that were in Vets program or working through a church prison rehab program.

In both cases it didn't work out. Something goes wrong, like the car in your situation, and then they fall behind

on the rent or utilities. I won't do that again. Some tenants that get in a bind go to the local church charity for assistance and I write a LL letter, and sometimes have to write a 3 day notice to trigger assistance. --24.194.xx.xx

I do not see a problem here.

When we deal with churches or other agencies they want to talk directly to the LL, hence the "please call the man" comment.

If she's on 100% rent that means she has no money, no money for a deposit.

Accepting Sec8 money on behalf of a res is no different than accepting money from another agency.

I congratulate her for having connection with her church. Nationwide church attendance is way down, meanign fewer people have that traditional means of support for finances, counseling, help with children...

Note: the money should be made payable to YOU, not her.

Move out? We'll refund the agency BUT in the real world there has never been anything left to return.

Side note: When I offer to pay for something or do someone a favor and they protest saying "You don't need to do that" my response with a smile is

"Don't deny me the blessing of giving."

Better to GIVE than RECEIVE. It's the GIVER who gets the most benefit.

Most churches have a Benevolent Fund - money set aside to help members in need.

Interesting how some LLs scoff at folks who say God Bless but are happy to take money from a church they don't attend.

But if the tenant isn't getting the security deposit back, they have no skin in the game, so no wonder there isn't any SD left! I would make sure the SD is returnable to the tenant, not to a church. --74.70.xx.xx
