Does anyone do per diem daily rental? I need to modify a lease to cover this. We have tenants who will be renting for six months at a time, but are paid (and must be billed) per diem for the quarters. My lease (or billing) must comply with the per diem charges. In other words, I can't write even a month to month lease, I have to charge them for individual days (like a motel).
Does anyone have a form or advice I can use?

Do they need to pay daily, or just have a daily rate listed to show the accounting department?
"The rent for 123 Main St is $40 daily to be paid in monthly installments of $1,200 on or before the first of each month"
I'm not a lawyer and I haven't had to do this before, but if they just need the daily rate written in the lease, I don't think it should be too difficult. My standard lease also states the rental term is independent of the payment frequency, so weekly, bi-weekly, monthly (daily in your case) rents don't change that I have a 12 month lease. --73.102.xxx.xx |

Back when I had a job the term PER DIEM meant "We'll give you $XX per day for all your expenses such as food, lodging..."
I think I'd just make an official looking bill using Word or Excel and change the date each week.

I'm pretty sure that will work. I THINK what I need is pretty much a standard lease, but with per diem invoicing. This is military, so I'm also thinking they will be paying a month in advance, just like "ordinary" tenants. --98.122.x.xx |

Do you use Word in your business? If so, you can download 1000s of templates -- such as an account statement or invoice. You will then have a professional looking document that is easy to modify for your needs. Change "invoice" to "Rent Due", add a line item of per diem rent of $x per day x 30 days. My husband’s job gives him per diem. His rate is $75 a day but it’s all on his weekly check. So if he gets rained out he gets the $75 and 2 hours paid for showing up. If he’s off Sat and Sunday no per diem. Just an FYI for how it works. They add it tax free to his paychecks. --173.26.xx.xxx |
