A lot depends if the business is interfering with the peace and enjoyment of other tenants or causing concerns with parking along with other problems. Running a daycare can be a concern as some jurisdictions may prohibit unlicensed daycare in houses. --147.194.xxx.xx

My lease states that the tenant may not conduct any business of any kind on the premises.

So I had a tenant that was running a business that involved staffing home health aids for the elderly. There was nobody visiting the rental in connection to this. No complaints from neighbors, no damage. So I happily ignored it.

But if I ever detect a day care, car repair, massage, etc. where there would be foot or vehicle traffic or dirt/noise/damage/chemicals/what have you, I will enforce the lease. --68.156.xx.xx

What kind of business? As long as there are not a large number of people coming and going and disturbing other tenants or neighbors, I don't care. Plenty of people work from home these days. My tenants work and get a decent income, they can pay me rent. If they are in the unit all day, there is someone keeping an eye out too.

depending on who's coming and going there may be liability here. if it's the UPS guy...probably not much risk here but if the there are customers or clients entering onto the property they need to get proper insurance if you approve of the business or move. since you know of it you need to at the very least call YOUR insurance guy and have that extended coverage added to a policy

I had a tenant running a laundry business out of my garage. She hooked up a 2nd w/d on the outside the garage directly backed and hooked to the units inside the garage. They paid for both the water and the elec bills--but ruined the water evacuation system with clogged fibers from jeans and blankets,etc. It needed a full clean-out to the street sewer system, and all new pipes put in place that connect only ONE washer. @ $1600! --108.87.xx.xxx
