Got some work to do on my rentals and decided to put some ads out on craigslist. I decided to handle this similar to how many here handle rental applicants. I laid out the specs for the job in the ad and provided pictures. I used my google voice number with strict instructions to text me information about their experience and how they would go about completing the work. Once I culled through the initial responses, I gave them one building's address to physically look at the work and give me a quote. (Fortunately the work was on the outside). I've narrowed things down to two guys that I will now meet face to face. All other interaction prior to f2f has been by text which saved a ton of time. The response was pretty good and is giving me some ideas how I can build my handyman bench. The two projects I needed to have done was a step repatch/rebuild and a boiler cut up and haul away. I just had some gutter and fascia work done on my new six unit and I wound up hiring a roofing guy who lives next door to the rooming house. This was side work for him and he hung/repaired about 100 feet of gutter and tar and repaired sections of a leaking roof for $ 500.00. I bought all of the materials. It seems guys looking for side work might be a good source of part-time handymen for me also. I'm figuring that makes the vetting easier too. This guy did very good work.

One of the things I'm doing as a time saver is have the tenants meet the repairmen also which saves me from having to run down to let them in or sitting around as they complete the work---I've done this is the past and it completely can eat up my day.

Yes! Strong work, Gkarl! I did the same this past winter after losing my maintenance man. Got a ton of responses and one gem who is now my main guy. Just ran an ad for a "back up" handyman and now have my second in line as my main guy works out of town regularly. In addition have a few guys that I believe I will screen for more general labor. My new guys are more skilled and I am paying for that. Worth every penny! --208.123.xxx.xx

We are going thru the same thing. But are not good at the whole interview process, we are doing the texting and phone calling, eliminating the smokers and drunks (can tell by their voice) truck and tools vs no truck and tools guys. Got some jobs done but then we dont see them again or they come back with stupid prices for one guy to do the work while mr #2 stands there and hands them a hammer. NC, I've used thumbtack also, but with mixed results; sometimes good and sometimes bad. Sometimes you can find somebody to do a good job one time, but can't find them after that one time. This is why I've resolved myself to have a very deep bench. I'm thinking my bench needs to be five to seven people deep and just cycle through them. --207.172.xx.xxx

DJ, I simply asked them how they would handle the job and compared it to what I know should be done. The guys who couldn't follow instructions and explain how they were going to do the work got culled out. I estimate I got about 20+ responses which I culled down to about 5 people that I engaged with further. Most of the discussion was via text. --207.172.xx.xxx
