This question is directed to the forum contributors who pull credit/criminal background check at a cost and do not charge an application fee to your prospective tenant.

How many Total applications : Approved applications?

For my one bedroom apartment in the Cute Cape Cod, I interviewed three applicants out of twenty who emailed. I got a deposit from the first applicant who returned a second time after thinking about the unit. The most applications I have take for one unit recently was three. From all the contacts I get from the ad I placed, only one, two or three will complete my questions or bother to come out. If someone comes out they usually want the apartment. This time, one woman just wanted more light from windows. Another was not ready to move until end of August and I said no to that one. So I signed the lease today with the first applicant who gave me a deposit. Credit check was $35. I asked for a Florida criminal search, not because I thought he would be, but because I did for someone else who WAS a criminal last time. But the FL search I was told is manual and the price has gone up to $50 so they didn't do the search and called me and I said don't bother. --73.178.xxx.xx

Free apps here.

I want TONS so we can cross sell to other vacancies AND

I don't want to miss a possible good one who did not want to pay the fee.

I hire a retirement man who works from his home and loves filling data into little boxes. I pay him a few dollars for each step, only paying for the steps he takes.

We screen their court records for free in just minutes. Most (75%?) end right there.

Pay stubs income or lack thereof eliminate several more.

Sec8 and SSI drop a few more.

At this point we have only invested MINUTES on each app, so not a big time or expense problem.

Credit reports are only pulled on the final few candidates so our expense is minimal, probably 2-3 out of 10.

On average we approve 1.5 out of 10, and that includes the 2 Minute In Home Visit.

We promote to bring in more and more apps. As the quantity increases so do the number of good applicants.

Zillow/Trulia brings in the best apps. Walk Thru Videos are helping.

Walk Thru Videos are helping people weed themselves out (want a basement, 2 car garage...) or convincing them the home is nice, even tho features are spelled out in the ad.

We charge only for the credit/background check, and only do that as a last step (if they otherwise don't qualify, we stop there). Also, we make it clear that if that final step causes us to accept their application to rent, the charge is subtracted from the first month's rent. --71.175.xxx.xxx

Same as Brad's policy. No application fee, ever. I do review the paystubs (watch for garnishments, child support payments), proof animals are nuetered / spayed, vaccinated and registered, do a 5 minute background check on Public Records, Face Book, etc. When I place an ad I normally receive 30 - 35 inquiries in 3 days (I write fluffy, factual ads with at least 10 accurate pics). 80% are not called to schedule a showing as they ask 'will I make an exception on the 120# pit bull or 4 people in a 1 bedroom). I call back 7 or 8. 4 call me back, 3 show. 3 applications (yes, I almost always get an appl when the potential tenant sees the place). 10 year history handling it this way, 37 units total. I messed up twice in 10 years ... let my heart say YES when my brain said NO, NO, NO. bottom line, no application fee. --107.202.xxx.xxx

Forgot to mention: I require the simple 2 page application (similar to the one free on this site), 2 recent paystubs, copy of dl, ss card and all pages of the most recent bank statement. I have no problem asking and receiving the information required. As a former Underwriter in the banking industry ... I've always charged an application fee. I see it as a weeding out mechanism. Most people who don't want to pay the app fee figure they are going to lose the money either because they're not serious or they're not going to be approved. I do a lot of culling out on the phone or at open houses so the few paid apps I get are the one's most likely to pass credit and background screening. For example, I won't take a paid app from someone whose income clearly doesn't qualify or who has some pet or situation I don't want to deal with. --207.172.xx.xxx

Side note to this discussion...

The LL CAN NOT turn away an application. That could easily be called discrimination.

Everyone is welcome to submit an app.

(I’ve often wondered if someone will claim discrimination because they were required to pay a fee, as Wilma and others state, it discourages some even before they apply.

Daughter looked at an apt that required the whole $900 Depsoitnbe attached to the application. Some people cannot do that, thusndiscrimination. Just a thought.)

If it is "discrimination" to not approve someone of the apartment due to an unpaid app fee soon it will be "discrimination" to evict someone for not paying rent.

Someone can't be an applicant if they haven't filled out and completed all necessary steps of the application -- fee included.

If they filled out and submitted an app without the fee the app can be "on hold", it's not rejected or approved yet. --68.61.xx.xxx

Another thought...

If the LL applies the app fee to the move in costs of the new resident THAT person basically got a free app.

And the LL absorbed the cost.
